Job Description
PURPOSE
The Marketing Performance & Analytics Associate is responsible for planning, executing, and optimizing paid marketing efforts across Morguard's portfolio, as well as analyzing performance data to guide strategic business decisions. This role focuses on measurable marketing execution-paid media, attribution, reporting, and insights-ensuring that marketing investments drive qualified traffic, leases, and ROI. The Marketing Performance & Analytics Associate partners closely with internal stakeholders and external agencies to translate data into actionable recommendations that support portfolio-wide goals, pricing decisions, and campaign strategies.
Qualifications
DUTIES AND RESPONSIBILITIES
Paid Media, ILS & Campaign Execution
  • Plan, strategize, and manage paid digital campaigns across Meta, Google Ads, and all ILS platforms (Apartments.com, Zillow, Rent.com, etc.).
  • Optimize campaigns and ILS investments based on performance data, lead quality, cost per lead/lease, and property-specific needs.
  • Conduct regular audits of ILS listings to ensure accuracy, competitiveness, and adherence to brand standards.
  • Lead A/B testing, audience segmentation, creative optimization, and budget allocation across paid channels.
  • Align all paid efforts with property performance, occupancy needs, pricing strategy, and seasonality.

Analytics, Reporting & Insights
  • Build and maintain dashboards and reporting tools that monitor KPIs for Meta, Google, and all ILS channels.
  • Analyze data across platforms (GA4, CRM, ILS reporting, paid media dashboards) to identify patterns, diagnose issues, and provide actionable recommendations.
  • Track lead-to-tour and lead-to-lease performance to guide spend allocation and channel strategy.
  • Present insights to Marketing, Pricing, and Operations teams to support decisions related to budgets, ILS package selection, and campaign adjustments.
  • Evaluate channel ROI, demand generation, and traffic quality to optimize the marketing mix.

Marketing Strategy & Cross-Functional Collaboration
  • Leverage performance data to shape marketing strategy for new developments, rebrands, acquisitions, and repositionings.
  • Support portfolio-wide strategies by forecasting expected performance for paid and ILS channels based on historical benchmarks.
  • Partner with internal stakeholders to advise on budget allocations, recommended ILS tiers, and paid media needs based on demand.
  • Ensure marketing is fully integrated into major capital projects and planning timelines.

Vendor & Partner Management
  • Serve as the primary point of contact for paid media agencies, ILS account representatives, and digital vendors.
  • Oversee deliverables, reporting accuracy, and performance optimization from external partners.
  • Negotiate ILS packages, evaluate add-ons, and provide recommendations based on expected ROI.
  • Coordinate production schedules, approvals, and budgets for assigned initiatives.

Brand & Asset Management
  • Ensure consistent and accurate brand presentation across Meta ads, Google campaigns, and all ILS listings.
  • Collaborate with creative resources to develop high-quality ad assets, landing pages, and listing enhancements.

Other Responsibilities
  • Identify performance gaps or opportunities early and proactively implement solutions.
  • Stay informed of industry trends, platform updates, and emerging tools to improve performance.
  • Independently research, analyze, and present data-driven recommendations that support business objectives.
  • Perform any other job-related duties or projects as assigned.

Skills, Knowledge, Experience and Education
  • Bachelor's Degree in Marketing, Data Analytics, Business, Communications, or related field preferred.
  • 5+ years of experience in performance marketing, paid media execution, or marketing analytics.
  • Hands-on experience managing Meta Ads Manager, Google Ads, GA4, and ILS platforms (Apartments.com, Zillow, Rent.com, etc.).
  • Strong analytical skills with the ability to interpret data, build dashboards, and distill insights into recommendations.
  • Experience managing digital marketing budgets and optimizing campaigns for ROI.
  • Strong project management, communication, and organizational skills.

PRERERRED QUALIFICATIONS
  • Experience in the multifamily industry, particularly with leasing, operations, or apartment marketing performance metrics.
  • Hands-on experience with Entrata (or similar property management/CRM platforms), including reporting, lead tracking, and marketing attribution tools.

Additional Requirements
  • Ability to travel onsite or to location of in-person events as needed. Able to travel up to 10% of the time as needed.
