THE IMPACT YOU CAN HAVE:

The role of the Program Manager - Construction ensures organizational procedures related to planning, scheduling, and contracting practices for the G&D team are met. This individual is also responsible for ensuring general contractors are in compliance with contract terms while working cross-functionally with Real Estate, Construction, and FP&A to produce budgets and track CapEx expenditures. The role is supported by 3-5 direct reports.

YOU'LL ACCOMPLISH THESE GOALS BY:

  • Develop initial construction budgets and assemble annual long range planning analytics leveraging industry bench-marking and estimating skills analyzing material and labor.
  • Develop and manage a database of construction costs for all new locations, remodels, standards, and regional contractor costs for utilization in cost estimating / budget preparation.
  • Develop and manage a Budget Analysis process managing $100M+ in capital expenditures by logging including contracts, change orders, and analyzing / forecasting of expenses against SAP/Ariba records
  • Lead cross-functional weekly meetings with internal and external stakeholders to ensure pre-construction and construction milestones are met including forecasting anticipated sales week production
  • Managing a team of Construction Contract Specialists tasked with tracking contractor deliverables, writing / issuing construction contracts, purchase order requests, invoice review and payment, change order processing and project level budget management
  • Partner with Lease Support Manager / other Program Management associates as needed
  • Prepare reports and analysis as needed for the VP of Construction and/or SVP Growth & Development relating to CapEx breakdowns, trends, and forecasts
  • Prepare Non-Comp Sales Week forecasting and store opening cadence schedules

THE ESSENTIALS FOR SUCCESS:

  • Demonstrates a high level of professionalism and discretion in handling confidential information
  • Minimum of 5 years of experience in program and/or budget management
  • Strong understanding of construction processes and project lifecycles
  • Ability to interpret and analyze legal terms, contracts, and conditions
  • Proficient in Microsoft Office Suite, including Word, Excel, and Outlook
  • Working knowledge of database and data visualization tools such as Power BI and Tableau
  • Proven ability to manage multiple projects concurrently and prioritize effectively
  • Exceptional attention to detail with a strong commitment to accuracy
  • Highly organized with the ability to manage and prioritize multiple tasks simultaneously

The pay range for this position is $66,200.00 - $88,100.00 / Year with the opportunity for eligible associates to earn additional compensation pursuant to the Company's bonus plan. Exact pay will be based on factors including, but not limited to relevant education, qualifications, certifications, experience, level, shift, geographic location, and business and organizational needs. Full-time positions are eligible for paid time off, health, dental, vision, life and disability benefits. Part-time positions are eligible for dental, vision, life, and disability benefits.
