The Maintenance Supervisor directly impacts the resident retention and asset preservation of the assigned property. As a Maintenance Supervisor, the incumbent is responsible for executing the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the assigned asset, including, but not limited to, making ready of units, maintenance for current residences, maintaining grounds, asset preservation, preventative maintenance and maintenance of recreational facilities.

Job Duties

  • Organize maintenance staff meetings and any individual or emergency meetings.
  • Maintain a clean, professional, and OSHA approved work environment.
  • Report time and attendance.
  • Direct the maintenance operations of the property.
  • Make daily inspections of the community.
  • Implement and maintain a preventative maintenance program.
  • Understand and adhere to the Nelson Partners policies and procedures.
  • Ensure confidentiality of resident and company information.
  • Assign tasks, supervise and evaluate vendors.
  • Participate in developing the annual budget and turn budget for the maintenance categories.
  • Order necessary supplies and parts within the confines of the budget.
  • Evaluate and implement cost-cutting strategies.
  • Assist the Property Manager with the bid process for capital projects and turn contracts.
  • Provide documentation/receipts for all company purchases.
  • Manage maintenance staff including hiring, ongoing training, and developing
  • Assign tasks, supervise, and evaluate staff.
  • Understand the needs and expectations of residents and exceed their expectations.
  • Develop a sense of community among the residents and staff.
  • Maintain active and effective communication with residents and parents.
  • Follow up on completed maintenance requests to ensure the resident is satisfied.
  • Maintain a positive community environment for both residents and associates and encourage participation in events and activities.
  • Assist the Property Manager with organizing and implementing a successful turn
  • Ensure service requests are completed promptly.
  • Be available on weekends and after hours for emergency calls.
  • Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources.
  • Document and address behaviors of residents that violate the law or the community lease agreement.
  • Identify and address safety and security risks.
  • Prepare and submit incident reports.
  • Handle emergencies in conjunction with the corporate team.
  • The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions.
  • The noise level in the work environment is usually moderate.
  • Communicates clearly to residents.
  • Responds to resident service requests and concerns promptly.
  • Reads and listens to resident requests/complaints calmly and openly.
  • Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions calmly and openly from coworkers and residents.
  • Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.


Requirements:

Qualifications

  • Incumbents must provide their hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Demonstrated ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts respond courteously to questions and requests and stay calm when addressing and resolving customer problems.
  • Demonstrated ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
  • Demonstrated proficiency in the internet, word processing, spreadsheet, and database management programs to maintain records of information and develop and provide information for manager's use. (Property management system experience is preferred.)
  • Ability to operate primary office machines such as copiers, faxes, calculators, postage meters, and multi-line telephone systems.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative, and legal documents.

Requirements

  • Minimum of five (5)+ years' experience in a lead maintenance technician or supervisor role required
  • Five (5)+ years' experience with electrical, plumbing, and appliance repair
  • High-Rise and/or Multiple-level building structure experience required
  • Proven proficiency in all areas of maintenance operations
  • Strong organizational, analytical, and decision-making skills
  • Must have excellent communication, management, and people skills
  • HVAC certification and CPO certification required
  • Major mechanical certifications and/or extensive knowledge preferred
  • Computer literacy preferred
  • On-call rotation and after-hours availability required
  • Schedule flexibility required to meet the needs of business operations, which may consist of mornings, afternoons, evenings, weekday, weekend and/or the a combination of any of the aforementioned

Physical Requirements

  • While performing the duties of this Job, the employee is regularly required to stand; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to walk and sit. The employee is occasionally required to stoop, kneel, crouch, or crawl.
  • The employee must occasionally lift and move up to 50 pounds.
