Property Manager (Section 8/LIHTC)

We are seeking a qualified Affordable Housing Manager for two of our residential properties (Family and Elderly). The ideal candidate will be computer literate, well versed in Microsoft Office, Realpage, EIV system, have excellent written and communication skills.

The Manager is responsible for the management of resident services and requirements as well as supervising, monitoring, and managing certain physical, administrative, and financial aspects of the site. Must be familiar with requirements of the following agencies: HUD: Section 8, REAC, MOR; LIHTC.

Responsibilities include but not limited to:

• Ensure that the property is audit ready, i.e. MOR & REAC
• Ensure 100% collection of rents and other charges
• Manage Maintenance and Office Team
• Follow all move-in and move-out procedures in accordance with Company and HUD policies and procedures.
• Rental of apartments
• Conduct weekly inspection of buildings, grounds and apartments.
• Ensure Processing of annual HUD 50059 certifications and re-certifications are completed accurately and in a timely manner.
• Internal audit of resident files
• Develop, implement and maintain a new tenant orientation program.
• Prepare, or participate in the preparation of various reports required by different agencies
• Be available on an appointment basis to residents having a complaint or grievance not otherwise resolved to the residents' satisfaction
• Ensure that the security system provides the maximum safe environment for the development
• Maintain work order ticket system
• Generate and maintain various logs
• Enter invoices on a weekly basis
• Run monthly EIV reports and follow up as necessary
• Other duties as assigned by Management.

Qualifications

• Minimum of 3-5 years solid experience with low-income/affordable housing
• COS
• Working knowledge of Realpage
