Who we want:

We are in search of an accomplished and dedicated Director of Property Management to lead our core Industrial property management team. This person will serve as the primary on-site representative for our underground SubTropolis facility (8MSF+), plus a portion of our Hunt Midwest Business Center industrial properties. The ideal candidate will be an experienced and effective leader, possessing exceptional organizational skills and a keen eye for detail. This position reports directly to the Assistant Vice President, Operations, within the Commercial team.

What you’ll do:

As the Director of Property Management, you'll lead the success of our core Industrial property management team, overseeing leasing activities, tenant relationships, and all property management functions across our diverse portfolio. You'll collaborate closely with internal teams and external stakeholders to ensure the facility's full occupancy, safety, security, and maintenance while fostering a culture of accountability and adherence to company standards. Your responsibilities include financial oversight, lease management, negotiations, security and facilities collaboration, emergency planning, and strategic communication to drive business objectives and enhance tenant satisfaction.

Your essential duties:

  • Financial Management
    1. Negotiations, renewals, changeovers, new tenants, rent collection, deposits & capital.
  • Property Management
    1. Lease Negotiations
    2. Security & Facilities Collaboration
    3. Building Occupancy Changes
    4. Building Audits (safety and occupancy)
    5. Government Tenant Management
  • Communication
    1. In-person and virtual meetings across all teams and groups.
    2. Tenant management regarding leasing activity, assistance, problem-solving, and business development.
  • Planning & Recordkeeping
    1. Participate in developing annual business, budget, and capital plans.
    2. Lead annual regulatory reporting and handbook management.
    3. Emergency planning leadership along with security, safety & facilities teams.
  • Other Duties
    1. Annual Groundhog Run and other duties as assigned.

  • Bachelor's degree in Business Administration, Real Estate, Property Management (CPM a plus), or a related field, and/or equivalent with 5+ years of leadership experience
  • Valid driver's license and reliable transportation required.
