Job Description

The Make-Ready Technician’s primary responsibility is to ensure that all vacated apartments are thoroughly restored to “market-ready” status in a timely manner and according to the manager’s timetable.

Duties and Responsibilities

  • Inspects vacated apartments and completes checklists for each make-ready. Informs Lead Maintenance Technician and manager of needed services and repairs.
  • Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA ADA, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to apartments.

Qualifications

  • Entry-level position; applicant must meet all physical requirements.

Work Hours:

  • Minimum of 40 hours per week, 8:30 a.m. to 5:30 p.m. Monday through Friday. May be necessary to work weekends.

Education and training

  • High School diploma or equivalent required.
  • Ability to read, write, and speak English.

Must have a valid driver’s license and automobile insurance.

Physical Requirements

  • Ability to work a minimum of 40 hours per week and assist in case of emergencies.
  • Can stand and walk or sit alternatively depending on specific needs of the day. Estimate 70-85% of time is spent on feet.
  • Able to move equipment and appliances.
  • Ability to work in a fast-paced environment, meet deadlines, and multi-task.
  • Have occasional need to perform the following physical activities: Bend/Stoop/Squat
  • Climb Stairs and ladders
  • Reach above shoulder
  • Grasp/Grip/Turn tools and equipment to perform routine repairs.
  • Finger dexterity to handle tools.
  • Lift 1-35 Lbs.
  • Note: Lifting and carrying items over 50 lbs. should be done using assistance from one or more persons. Examples of the heaviest items lifted include washers/dryers, refrigerators, A/C units, abandoned sofas, etc.
  • Good Vision – frequently need to see things clearly beyond arm’s reach. A constant need to see small details when performing routine maintenance duties.
  • Able to work in a fast-paced environment with a positive attitude toward customer service.
  • Performs duties under pressure and meets deadlines in a timely manner.
  • Works as part of a team to complete assignments.
  • Takes instructions from supervisors.
  • Ability to problem-solve.
  • Interacts with co-workers, supervisors, guests, and the public in a professional and pleasant manner.
  • MUST be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs the ability to think rationally beyond a specific set of instructions.

Preventative Maintenance/Safety

  • Routinely performs the following duties to restore the apartments to “make-ready” status:
  • Checks and replaces light bulbs as necessary.
  • Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, etc.
  • Checks appliances to ensure good working condition; notifies Lead Maintenance Technician if needs repair or replacement.
  • Assists in moving or changing appliances from apartments.
  • Makes keys when necessary.
  • Check faucets and sink plugs and repair/replace them as necessary. Replace washers when needed. Performs exterior repairs to sinks, bathtubs, etc.
  • Assists with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled.
  • Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
  • Repairs holes in walls, and paints as necessary.
  • Inspect bathroom tiles and perform repairs.
  • Changes A/C filters.
  • Operates carpet cleaning equipment to clean carpets.
  • Replaces vacancy lock (if applicable) for new residents and changes PO BOX lock (if applicable).
  • Makes new keys when requested.
  • Assists in keeping grounds clean at all times and assists with maintenance when requested.
  • Delivers notices to apartments.
  • Reports supply needs to Property Manager and/or Lead Maintenance Technician.

Safety Responsibilities

  • Learns and complies with all company safety rules.
  • Must use appropriate safety equipment always.
  • Immediately report any unsafe condition to the Lead Maintenance Technician.
  • Must be familiar with all safety features on equipment, machinery, or materials used for job duties.
  • Must check with the Lead Maintenance Technician if there is a question as to the safe procedure to be used for any job function.
