Reports To: Property Manager

Property Details: Whispering Oaks is a 482-unit multifamily development with a business center, clubhouse, two swimming pools, gated access, on-site laundry facility, barbeque and picnic area, playground, basketball court, and community garden.

Essential Duties:

Leasing

• Effectively communicating property performance to interdepartmentally, as well as with property stakeholders (owners, lenders, equity partners, etc.).
• Provide reports that communicate leasing goals, occupancy trends and leasing figures.
• Implement creative sales techniques and relationship building with prospects to achieve high occupancy and meet sales goals.
• Assists with resident retention strategies (resident communication plans, events, renewal incentives, etc.
• Oversees projected occupancy and lease expiration management.
• Creating special leasing initiatives that are site specific, targeting areas of strength or weakness in the marketplace.
• Provide feedback to Property and Regional Manager to ensure optimal day-to-day sales operations.
• Instills a sense of urgency within site teams regarding prompt interactions with prospective residents.
• Identify occupancy issues at stabilized properties and work with site staff to rectify the issue.
• Audit the leasing & application process as needed to ensure adherence to policies and procedures.

Marketing

• Utilize the established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve the budgeted occupancy.
• Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys.
• Develop and assist with implementing social media content and strategies.
• Assist with maintaining property digital and print collateral including brochures, flyers, newsletters, websites, etc.
• Develop and execute monthly marketing plans that are site specific.

Essential Qualifications:

• Affordable housing (Section 42 Tax Credit) required
• LIHTC leasing experience required.
• Excellent time management, organizational and written skills.
• Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
• Superior human relation skills demonstrating the ability to deal with residents, peers and supervisors.
• Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
• Knowledge of computer software specifically Microsoft Office suite. Ability to learn property management software (Onesite/ RealPage) quickly.
• Must have a valid driver's license and pass criminal background check.
