The Property Manager is responsible for seeing to it that available space is leased, that residents are retained, that net operating income meets or exceeds projections, and that the property is effectively maintained within budgeted parameters.

PRIMARY RESPONSIBILITIES DOMAIN 1. MANAGE THE PROPERTY

DUTIES:  1.      Ensure that property records are accurately maintained (lease and general files).

  1. Complete all required reports in an accurate and timely manner.
  1. Inspect property regularly to ensure that it is well maintained and has good curb appeal.
  1. Supervise outside contractors working on the property.
  1. Maintain work orders on all maintenance requests and respond to those requests.
  1. Process purchase orders as goods and services are ordered.
  1. Ensure that apartments are cleaned and made-ready after move-outs.

DOMAIN 2. COLLECT SECURITY DEPOSITS AND RENTS

DUTIES:  1.      Collect rents and institute proper procedures against delinquent accounts.

  1. Initiate eviction procedures for those residents who fail to pay rent.
  1. Maintain accurate records of rent collections.
  1. Make daily bank deposits.
  1. Collect security deposits from residents and record date and time of collection.
  1. Calculate any escalation to be charged to residents or any other charges that are designated in the lease.

DOMAIN 3. MAINTAIN HIGH LEVELS OF RESIDENT SATISFACTION (Ensure that

residents are happy and satisfied as indicated by a high level of renewals and few complaints.)

DUTIES:  1.      Regularly seek to understand and anticipate what residents need.

  1. Inspect property two-three times per week including periodic visits to all residents.
  1. Assist new residents moving in by notifying them of community procedures, parking, hours, night access, mail, etc.

                                      4. Ensure that residents are provided a clean, safe and well-maintained home.

DOMAIN 4. MARKETING AND LEASING (Achieve targeted occupancy levels for the property.)

DUTIES:  1.      Market the property and build traffic.

  1. Sell or help sell the property to prospective residents.
  1. Negotiate new leases and renewals per the specifications of the property owner and property manager.
  1. Coordinate with Marketing Director on the property's marketing strategy.

DOMAIN 5. SUPERVISE AND BUILD AN EFFECTIVE TEAM

DUTIES:  1.      Recruit and hire an effective staff.

  1. Ensure that staff is trained and is following all company policies and procedures.
  1. Clarify expectations and establish goals for staff.
  1. Evaluate staff performance and give feedback regularly.
  1. Recognize superior performance and correct inferior performance.
  1. Achieve cooperation among staff and other departments while building trust and loyalty to the company.
  2. Work towards developing staff for upward mobility within the company.
  1. Collect, approve, and forward timesheets on time each pay period.

DOMAIN 6. DEVELOP AND IMPLEMENT BUDGET

DUTIES:  1.      Forecast needs for the fiscal year and develop a budget based on these needs.

  1. Obtain the supervisor's approval on the final budget and any subsequent changes to the budget.
  1. Implement budget keeping expenses within budgeted guidelines.
  1. Review, approve, and process all applicable purchases and purchase orders.
  1. Review monthly income and expense reports and report on any variance from the budget.

PHYSICAL DEMANDS

Work Conditions:

Frequent sitting and computer use, moderate stress, walking, climbing (stairs), stooping and kneeling, light lifting, carrying, and travel on property.

Physical Requirements:

Extensive mobility and good physical condition.

Work Environment:

Primarily inside, secondarily outside, work around traffic areas, slippery or uneven walk areas, and exposure to dust, insects, animals, weather, humidity, and the general public.

Seeing, hearing, mobility, and good physical condition.

Hazards:

Vehicle, slip and fall.

Required Personal Protective Equipment:

Seat belt and correct shoes for walking on the property.
