General Responsibilities

Maintain physical condition of entire property ensuring that it is safe, attractive and clean at all times; and assist property manager in performing his/her duties when necessary.

Essential Duties

  • Knowledge of general building maintenance and repair, preventative maintenance procedures, computerized building management systems.
  • Knowledge of and ability to read blueprints.
  • Manage and supervise maintenance staff.
  • Maintain cordial and professional relationships with other staff members and residents.
  • Maintain cordial and professional relationships with suppliers, vendors and professionals servicing the company or property.
  • Can live on-site when required.

A. Supervisory duties

  1. Manage and supervise maintenance staff.
  2. Prioritize work orders;
  3. Establish daily work schedules for maintenance staff;
  4. Follow up on work assignments for efficient, thorough completion;
  5. Maintain record of types and frequency of service requests received;
  6. Serve as on-call maintenance providing evening, weekend and holiday emergency service;
  7. Maintain inventory of equipment, tools and supplies;
  8. Make management-approved purchases of supplies, equipment and services;
  9. Make regular inspections of the property;
  10. Notify management of maintenance problems and recommended solutions;
  11. Assist in preparation of all maintenance-related records;
  12. Meet with on-site manager daily to report on status of all scheduled work;
  13. Assist in move-in and move-out procedures;
  14. Make recommendations for contract services and supervises contract maintenance workers;
  15. Train new maintenance staff members;
  16. Establish and implement preventive maintenance schedule;
  17. Maintain updated preventive maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers);
  18. Make maintenance inspections and repairs on vacated apartments to ensure their proper operating condition and appearance before move-in;
  19. Hold regular instructional classes for maintenance staff;
  20. Keep workshop, utility room and other storage areas clean, orderly and safe;
  21. Provide role-model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property;
  22. Comply with and knowledgeable of all state, county and federal rules concerning licenses and permits, including OSHA;
  23. Wear uniform during all working hours;
  24. Provide own small tools to perform duties. (It must be noted that neither the owner nor its agent is responsible for the replacement of these tools in the event of loss or damage. Employees are encouraged to obtain insurance for these items.);
  25. Must be willing to assume responsibility for tasks not ordinarily assigned;
  26. Identify hazards and liabilities;
  27. Friendly, helpful and considerate to all residents;
  28. Good safety habits;
  29. Hold safety seminars on regular basis;
  30. Must be willing to assist at other properties as assigned;
  31. Assist with the annual budget preparation and capital improvements;
  32. Perform any other duties that may be assigned by the Regional Property Manager.

B. Maintenance Duties

  1. Has thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants;
  1. Satisfy service requests per work orders, following company procedures:
  • Enter at resident’s convenience, if possible,
  • Make repairs,
  • Clean up thoroughly,
  • Observe condition of apartment and report any unusual circumstances (e.g., size and number of pets),
  • Leave notice of work performed in apartment.
  1. Assist with apartment make-ready procedures:
  • Paint,
  • Clean carpets, window and appliances,
  • Service appliances, plumbing and electrical fixtures,
  • Repair or replaces old and faulty parts,
  • Check locks,
  • Replace burned-out light bulbs,
  • Report any unusual problems.
  1. Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment:
  • Check for appearance and cleanliness,
  • Check for structural cracks,
  • Check for excessive wear,
  • Check for faulty parts.
  1. Assist in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance:
  • Maintain exterior public lighting,
  • Clear gutters and downspouts,
  • Repair structural wear and damage to buildings,
  • Snow shoveling during winter months,
  • Mowing, edging and trimming of grass during growth season,
  • Care for lawn, plants, shrubs and flowers as needed,
  • Clean parking areas, sidewalks, alleyways, hallways and common areas,
  • Prepare vacant apartments,
  • Paint, as needed,
  • Perform swimming pool maintenance, as needed.
  • Service appliances, HVAC equipment, plumbing, electrical system and all other systems related to the operation of the building,
  • Pick up trash on property,
  • Clean garbage area.
  • Watch out for the unusual.
  • Repair and maintain any property owned equipment.
