Property Maintenance Manager

Company: Top Lawn & Landscape / ROC Property Managers LLC
Location: Rochester, NY and surrounding areas
Pay: $21–$30/hour (Based on Experience) + Overtime + Company Vehicle During Work Hours

Position Summary

We are seeking an experienced, dependable, and self-motivated Property Maintenance Manager to oversee a wide variety of residential and commercial property maintenance services. This position combines landscape maintenance, snow removal, handyman work, rental property maintenance, and emergency service. The ideal candidate is a hands-on leader who takes pride in quality workmanship, communicates well with customers and employees, and can work independently without constant supervision.

Responsibilities

Landscaping & Grounds Maintenance

  • Manage and perform commercial and residential lawn mowing.
  • Landscape installations including mulch, stone, plants, grading, and drainage.
  • Shrub trimming, pruning, weeding, and seasonal cleanups.
  • Fertilizer and lawn treatment applications (training/certification provided if needed).
  • Operate commercial landscaping equipment safely and efficiently.

Snow & Ice Management

  • Plowing commercial and residential properties.
  • Sidewalk snow removal.
  • Salt and de-icing applications.
  • Participate in 24/7 winter on-call rotation during snow events.

Property Maintenance & Handyman Services

  • Perform general repairs at rental properties.
  • Plumbing repairs such as faucets, toilets, drains, and minor water leaks.
  • Basic electrical work including switches, outlets, fixtures, and smoke detectors.
  • Drywall repair, painting, trim work, flooring repairs, door and lock replacement.
  • Appliance installation and replacement.
  • Basic carpentry and exterior repairs.
  • Troubleshoot maintenance issues and determine appropriate repairs.

Apartment Turnovers

  • Prepare vacant apartments for new tenants.
  • Complete punch lists efficiently.
  • Coordinate cleaning, painting, repairs, and final inspections.
  • Ensure units are move-in ready on schedule.

Emergency Maintenance

  • Respond to after-hours maintenance emergencies on a rotating on-call schedule.
  • Assess situations quickly and perform temporary or permanent repairs.
  • Communicate professionally with tenants and management.

Leadership & Management

  • Lead and assist field employees when needed.
  • Maintain daily schedules and job completion.
  • Complete work orders with notes and photos using company software.
  • Inspect completed work for quality.
  • Maintain company vehicles, trailers, and equipment.
  • Ensure crews follow company safety standards and procedures.

Qualifications

  • Minimum 3 years of landscaping, maintenance, construction, or property management experience.
  • Experience operating commercial landscaping equipment.
  • Strong handyman and troubleshooting skills.
  • Ability to work independently with minimal supervision.
  • Strong communication and customer service skills.
  • Valid driver's license with a clean driving record.
  • Ability to lift 75+ pounds and perform physical outdoor work in all seasons.
  • Comfortable using smartphones and mobile apps for work orders and documentation.
  • Ability to pass a background check and drug screening.

Preferred Qualifications

  • Trailer towing experience.
  • Skid steer, tractor, or mini excavator experience.
  • Pesticide applicator certification.
  • Snow plow experience.
  • HVAC experience is a plus.
