Job Duties & Responsibilities
Property Management
- Conduct all business in strict accordance with Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State Laws.
- Perform tenant applicant background and credit checks review credit
- Create new move-in leases for realtor signature, file in appropriate folders
- Schedule walkthrough with tenants via Realtor
- Onboard all new tenants
- Ensure that all rent is collected and posted in a timely manner, with deposits made immediately and reported daily to the corporate office.
- Manage the vendor process maintaining vendor communications concerning work scheduling, billings, vendor relations and certificate of insurance and contracts, approval and submittal of all invoices.
- Manage administrative day-to-day aspects of property including leases, management of tenants, collection of rent and other standard PM duties
- Maintain timely collections reports that will be monitored for rent due on a regular basis also set up and monitor payment arrangements for past due rent
- Review tenant ledgers for accuracy as part of the collection process
- Work with accounting to complete end of the month procedures for system closing
- Review and approve invoices for property
- Work with accounting department regarding all Utility billing
- Utility turn on and offs
- Schedule property photos
- Ensure insurance policies are in place
- Visit competing properties for market information
- Customer service for owners, tenants, tenant issues, apartment issues etc.
- Organize and maintain all documents
- Answering phone, copies, scanning, emailing, document creation
- All other administrative tasks as needed
Operations
- Creation of processes and procedures manual
- Utilize KPI trackers
- Provide management of various reports as determined
- Support day-to-day operations
- Provide input to improve our processes
Job Requirements
- 1 Year industry experience
- Active Texas Real Estate License Preferred But Not Required
- Property management experience
- Experience with property renovation
- Three (3) professional references
- Valid driver's license & own reliable transportation a must
- Dress Code: Business professional
- Hours: 20 hours per week and After hours as needed for tenant emergencies.
Pay and Benefits
- Hourly Rate: $15 to $20 Per hour
- Monday & Wednesday from 9am to 5pm and Friday from 9am to 4pm with an hour lunch daily.
