Who we want:

We are seeking a dynamic and proactive Assistant Property Manager to join our team, reporting to the Director of Property Management. The role involves managing a diverse range of properties, including the World's Largest Underground Business Complex™, SubTropolis. The Assistant Property Manager will be responsible for building strong relationships with tenants, managing our properties efficiently, and communicating well with others. The ideal candidate should be highly organized, detail-oriented, and possess excellent communication and negotiation skills. They must be able to multitask, prioritize effectively, and thrive in a fast-paced environment.

What you’ll do:

As the Assistant Property Manager, you will collaborate closely with the Director of Property Management and other facilities, maintenance, security, safety, and operations staff to ensure the smooth operation of SubTropolis. Your responsibilities will include assisting with financial management, coordinating property management activities, and supporting tenant relations efforts. You will play a key role in conducting property audits, managing special projects, and facilitating effective communication between internal teams and external stakeholders. Additionally, you will assist in planning and recordkeeping tasks, contribute to emergency planning efforts and emergency response, and undertake various other duties to support the overall success of SubTropolis.

Your essential duties:

  • Financial Management
    1. Support the Director, PM with respect to receivables, collections, capital, etc.
  • Property Management
    1. Support the Director, PM on all leasing renewal activity.
    2. Coordinate security & facilities tenant communications.
    3. Facilitate communications and work related to changes in occupancy.
    4. Assist the Director, PM with conducting building audits.
    5. Coordinate meter reads for electrical and water meters.
    6. Assist with the annual Groundhog Run and other special projects.
    7. Join and participate in field-appropriate organizations such as IREM, BOMA, etc.
  • Communication
    1. Schedule/attend virtual and in-person meetings across all groups and specialties.
    2. Visit tenant management and operators regularly.
    3. Utilize various communication channels for timely information sharing.
    4. Facilitate usage of mass communication systems with tenants in emergencies.
  • Planning & Recordkeeping
    1. Assist with underground-specific annual reporting.
    2. Contribute to ongoing updates and development of Tenant Handbook(s).
    3. Assist with emergency planning documentation efforts.
  • Other Duties
    1. Manage individual one-off properties as assigned.
    2. Participate in relationship-building with appropriate First Responders.
    3. Assist with hosting Lunch & Learn events for Tenants.
    4. Coordinate Hunt Midwest office janitorial duties.
