Due to a growing pipeline of new business, we need skilled Superintendents with commercial construction experience who can manage the day-to-day operations of $1M to $25M projects from inception to completion (e.g., retail, industrial, hospitality, etc.). Superintendents report to the Vice President of Operations. This position is an excellent opportunity for an autonomous self-starter to thrive in a fast-paced work environment.
Essential duties include:
- Build and maintain great working relationships with sub-contractors, vendors, suppliers, code inspectors, and other key business partners
- Provide leadership, establish, and maintain relationships with on-site staff and promote positive morale
- Lead the Safety culture of the project by example, ensuring the Crain Safety Policies and Procedures Manual is followed
- Have experience in understanding General contracts and Subcontracts, drawings specifications and ability to see issues, deficiencies, code violations and work with the PM, Architect and Subs to address the issues
- Planning and supervising staff (including schedules) and advising on methods of construction
- Assist the Project Manager in the development and refinement of the Project Schedule, and work with the Project Manager to keep the schedules properly updated (break-out schedules from project milestone dates and facilitate the coordination of activities to meet those milestones)
- Produce Construction Program for review with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower
- Inspect the activities of the Subcontractors, Suppliers and company labor and material
- Assist Project Manager in verification of Subcontractor completion of contractual requirements as condition precedent to beginning his work at the jobsite (COI, executed Subcontract, Schedule of Values, Safety Program)
- Ensure that all required permits or licenses have been obtained
- Cooperate with and direct when necessary, the activities of the inspection agencies, and implement remedial actions indicated by the reports of these agencies
- Lead weekly coordination and safety meetings with employees and subcontractors and review the Subcontractors Daily Reports of work done and labor and material employed
- Responsible for detailed daily reports and weekly inspections and other job documents (RFI’s and Submittals) on the job to be completed using appropriate software and processes (Procore)
- Review and approve all as-built prints on a regular basis
- Assist PM with review and approval of the Subcontractor’s monthly requests for payment
- Maintain good relations and communications with all involved in the project including the public
Qualifications
- Bachelor's Degree in construction related field and 5+ years of commercial construction experience; or 8+ years of experience in commercial construction .
- 2+ years of supervisory experience as the lead superintendent of commercial projects, or assisting the lead on very large projects.
- Confident yet humble team player with a collaborative leadership style
- Excellent interpersonal communication skills
- Effective time management, multi-tasking, and problem-solving skills that enable building projects to be completed on time and within the budget
