Job Title: Commercial Maintenance Technician III

Job Summary: As a Commercial Maintenance Technician III you will be reporting to the maintenance team leader. The core scope of your job duties is the maintenance and repair of commercial facilities. Leveraging your general maintenance and repair expertise such as but not limited to drywall, plumbing, electrical, mechanical, tenant buildouts, painting, etc. to ensure optimal functioning of building systems. Your role is critical in maintaining a safe, efficient, and well-maintained environment for tenants and visitors.

Responsibilities:

1. Project Management: Plan, coordinate, and implement maintenance projects, including equipment upgrades, installations, and major repairs, ensuring timely completion and adherence to budgetary constraints.

2. Troubleshooting Expertise: Utilize experience and techniques to identify and address complex mechanical, electrical, plumbing, and HVAC system issues effectively.

3. Preventive Maintenance: Implement preventive maintenance schedules and protocols to proactively address potential equipment failures and minimize downtime.

4. Quality Assurance: Conduct quality inspections and audits to ensure that maintenance activities meet established standards of quality, safety, and compliance with regulatory requirements.

5. Emergency Response: Participate in emergency response efforts, coordinating with team members and external contractors to address critical maintenance issues promptly and minimize disruptions to building operations.

6. Documentation and Reporting: Maintain accurate records of maintenance activities, including work orders, equipment manuals, inventory levels, and service contracts, and generate reports as needed for management review.

7. Vendor Management: Manage relationships with external vendors, contractors, and service providers, ensuring that they deliver high-quality services and adhere to contractual obligations.

8. Continuous Improvement: Identify opportunities for process improvements and efficiency enhancements within the maintenance operations, implementing best practices to optimize performance and resource utilization.

9. This is a hands-on labor-intensive position.

Qualifications:

1. Education: High school diploma or equivalent; additional technical certifications or vocational training preferred.

2. Experience: Minimum of 5 years of experience in commercial maintenance, with demonstrated proficiency in diagnosing and repairing complex mechanical, electrical, plumbing, and HVAC systems.

3. Technical Expertise: Extensive knowledge of commercial building systems and equipment, as well as advanced proficiency in using diagnostic tools, testing instruments, and technical manuals.

4. Problem-Solving Abilities: Exceptional problem-solving skills, with the ability to analyze complex issues, develop innovative solutions, and implement corrective actions in a timely manner.

5. Communication Skills: Excellent communication and interpersonal skills, with the ability to communicate effectively with team members, vendors, tenants, and management.

6. Organizational Skills: Strong organizational and time management skills, with the ability to manage multiple priorities and meet deadlines in a fast-paced environment.

7. Safety Consciousness: Commitment to maintaining a safe working environment and ensuring compliance with safety regulations and protocols at all times.

8. Flexibility: Willingness to work flexible hours, including evenings, weekends, and holidays, as needed to accommodate maintenance needs and emergency situations.

9. Valid Driver's License: Possession of a valid driver's license with a clean driving record may be required for certain positions.

10. Must have own tools and reliable form of transportation.

Available shifts and compensation: We have available shifts all days of the week. Compensation is $25.00 - $35.00/hour.
