Job Summary

The New Home Advisor is responsible for marketing, advertising, and selling new homes, providing exceptional customer service, and building lasting relationships with clients and industry partners. This role includes generating leads, creating presentations, managing contracts, and maintaining strong relationships with realtors and brokers to maximize sales opportunities.

Essential Responsibilities

  • Embody and promote our core values.

  • Generate leads through referrals, networks, and outreach strategies.

  • Follow up on leads and prospects to convert them into clients.

  • Use CRM systems to maintain consistent follow-up and track client interactions.

  • Consult with clients to understand their home buying needs and provide detailed information on available properties.

  • Conduct home presentations and show clients interested properties.

  • Build and maintain relationships with co-brokers, realtors, and industry partners.

  • Follow up with clients via phone and email, keeping them informed of new listings and developments.

  • Prepare contracts, incorporating all required addendums and ensuring compliance with industry standards and regulations.

  • Advise clients on pricing, associated costs, and negotiate terms as needed.

  • Prepare fully marked-up plans and clearly explain changes to clients.

  • Review contracts with clients to ensure full understanding of terms prior to signing.

  • Maintain logs of client interactions, referrals, and sales potential.

  • Maintain regular and punctual attendance.

Additional Duties

Perform other related duties as assigned.

Minimum Qualifications

  • High School Diploma or GED equivalent.

  • At least 3 years of experience in new home construction sales contracts and closings.

  • Proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, Project).

OR

  • Equivalent combination of education, experience, and training that provides the required knowledge and skills.

Conditions of Employment

  • Pass a criminal background check and social security verification.

  • Pass a pre-employment drug screening.

  • Provide valid proof of eligibility to work in the United States.

  • Possess a valid Texas driver’s license within 30 days of employment.

Tools Equipment Used

  • Use of laptop, iPad, phone, copier, and other standard office equipment.

  • Occasional use of safety apparel (hard hats, boots, goggles) when visiting construction sites.

Work Environment & Physical Requirements

Work Environment

  • Primarily office-based with time spent at home building sites in varying weather conditions.

  • Exposure to construction-related noise and activity when on-site.

  • Reliable transportation is required for travel to communities and closings.

Physical Requirements

  • Ability to sit or stand for extended periods.

  • Regular use of hands, wrists, and fingers for data entry and document handling.

  • Ability to lift or move up to 25 pounds occasionally.

  • Adequate vision, hearing, and communication to perform essential functions.

Work Schedule &Travel

  • Standard work hours: Thursday through Monday, 10:00 AM – 6:00 PM (40 hours per week).

  • Occasional after/off-hours phone calls may be required.

  • Travel for company events or inter-region collaboration.

  • Meetings and events may occasionally occur outside of standard work hours.
