PRIMARY PURPOSE:

This position is primarily responsible for the leasing, development, and management of junior anchor and theatre operators within various regions and platforms of the Simon portfolio. The candidate must be proficient in contract negotiation, have long term relationships with junior anchor, entertainment, grocery, fitness and theatre clients and have an expansive knowledge of retail real estate markets.

PRINCIPAL RESPONSIBILITIES:

The successful candidate's responsibilities will include, but not be limited to:

  • Attract and lease space to retailers within an assigned region.
  • Developing, managing and maintaining a broad range of industry relationships on behalf of Simon with junior anchor tenants.
  • Preparing and have a history of presenting deals for approval to an executive committee.
  • Deep market knowledge of retailers in assigned region and platform.
  • Daily interaction and providing direction to Simon's Development, Construction and Leasing departments with respect to deal activity.
  • Extensive relationships with junior anchor retailers through a variety of networking and sales including cold calls, attending various trade shows, and setting up appointments to meet with retailers.
  • Creating and keeping an updated database of available and future inventory.
  • Influence local brokerage communities to promote availability.
  • Partnering with development and construction departments to assess the viability of redeveloping and constructing buildings
  • Responding to tenant inquiries and reviewing other portfolio opportunities on a routine basis.
  • Participating in cross-functional teams including Construction, Leasing and Property Management to manage the development process through lease up, design, construction, and project completion.
  • Preparing analysis for new developments, redevelopment and tenant specific opportunities. Oversees preparation of proposals, pro-formas, budgets, including determination of time and funding requirements.
  • Have a knowledge of development opportunities throughout the entire Simon portfolio.
  • Anticipate company risk with tenants and proactively provide solutions to resolve.

MINIMUM QUALIFICATIONS:

  • Bachelor's degree, MBA, JD or other relevant advanced degree preferred
  • Minimum of 12-15 years' experience in Leasing and/or Development. Strong relationships and experience with tenants required.
  • Proficient negotiating and deal structuring skills.
  • Strong presentation, verbal and written communication skills.
  • Strong organizational and project leadership skills.
  • Strong relationship development and interpersonal skills with an ability to appropriately influence and direct others, successfully manage conflict, and interact effectively with all internal and external stakeholders including joint-venture partners, tenants, architects, engineers, and other third parties, finance and marketing professionals, contractors, as well as personnel and executives within the Simon organization.
  • Solid understanding of financial reports.
  • Must be able to travel as required.
