Are you passionate about customer service and eager to play a key role in the leasing process? We're looking for a dedicated and energetic Leasing Manager to join our team! If you're a proactive leader with a strong focus on customer satisfaction and team success, this could be your next exciting career move!
What You'll Be Doing:
As the Leasing Manager, you will oversee and manage a team of leasing consultants, driving efforts to attract and retain residents, ensure smooth lease signings, and create a welcoming environment for all prospects and current residents. You will be responsible for developing leasing plans, mentoring your team, and collaborating with other departments to ensure success in occupancy goals and resident retention.
Your Essential Responsibilities:
  • Leasing & Resident Retention
  • Manage all activities related to apartment rentals, move-ins, resident insurance, and lease renewals
  • Develop and implement leasing strategies to attract new residents and retain current residents
  • Conduct follow-ups with prospects, including unit inspections, thank-you notes, approval letters, phone calls, and lease signings
  • Assist in the Renter's Advantage Program where applicable
  • Promote and coordinate resident retention programs and activities

Reporting, Tracking & Filing
  • Maintain accuracy in tracking logs, vacancy reports, and activity sheets
  • Communicate with maintenance teams regarding move-in and turn schedules
  • Ensure applicant files are complete and accurate, including paperwork approval and verifications
  • Submit weekly property reports and ensure all monies are processed within 24 hours
  • Present applicant files to the Property Manager for final approval

Managing & Motivating the Leasing Team
  • Foster a positive and motivated team environment among leasing staff
  • Create monthly schedules for leasing staff and guide the team to meet property occupancy goals
  • Provide training and ongoing support to leasing staff in paperwork processing, traffic tracking, and goal achievement
  • Manage the sales process, assign goals, and ensure execution of the leasing strategy

Outreach & Marketing
  • Contribute to marketing efforts, including outreach, updating social media, shopping competitive communities, and preparing market surveys
  • Maintain an up-to-date outreach file for the property

Managerial Duties
  • Supervise a team of two or more leasing consultants
  • Handle interviewing, hiring, training, and evaluating leasing staff
  • Provide direction, performance appraisals, rewards, and discipline as needed
  • Address complaints and resolve issues in a timely manner

Compliance
  • Adhere to federal and state Fair Housing Laws as well as all company policies
  • Ensure that all supervisory responsibilities are carried out in accordance with company policies and applicable laws

What We'll Expect from You:
Qualifications
  • 2-3 years of related experience and/or training.
  • Previous experience in property management or sales/customer service management
  • Valid driver's license, good driving record, and auto insurance may be required for travel between properties

Skills
  • Strong interpersonal and communication skills for effective interactions with residents and office staff
  • High attention to detail and problem-solving skills to address and resolve issues effectively
