Job description

The Leasing Director drives, oversees, and delegates to achieve leasing and renewal goals, occupancy goals, available product, pricing goals, trends, and recommendations, trending and reporting and the development, monitoring and implementation of all marketing promotions and programs. This position is also responsible for being the most productive leaser as the role model for the leasing team, leading the leasing at properties that have challenges, developing new and changing current training programs and procedures, mentoring and overseeing the leasing team and partnering with the manager or multi-site manager, leads weekly management meetings. Operates as an independent leasing and marketing professional.

  • Motivates a team of leasing consultants to meet goals, ensure occupancy and exceptional customer service.
  • Lead and implement resident retention programs.
  • Reviews weekly property occupancy reports and obtains information on current marketing efforts in order to update and make recommendations to the PM in weekly meetings.
  • Develops and implements marketing promotions and programs with emphasis on corporate outreach and preferred employer programs.
  • Develops, publishes and implements a training schedule for programs including marketing and sales training, product knowledge, skills, attitudes, policies, and procedures, computer, etc. The schedule should include training for newly hired leasing consultants as well as existing ones.
  • Shops and surveys competition to assess their marketing program, i.e. incentives, give-a-ways, reductions, curb appeal, rental efforts and efficiency, etc.
  • Completes full market study for property including rent comparisons, unit mix, amenity features, services, etc. Drafts marketing plan including timetable for marketing/management actions including logo design, complete collateral package, professional/designer selection, lease-up schedule, training staff, establishing preferred employer programs, corporate suites, grand opening, etc., as applicable.
  • Responsible for performing marketing study for property including analysis of any marketing opportunities, target markets, evaluation of leasing personnel, rental levels, critiques of signage, advertising, curb appeal, competition, training needs, etc.
  • Works in designing and writing project display ads and reviews all advertising media to ensure effectiveness and compliance with Fair Housing.
  • Attends marketing and training seminars presented by such organizations as the Apartment Association to ensure that property marketing and training remains current.
  • Assign, review and oversee all daily leasing paperwork.
  • Audit and adhere to lease file policy with consistency.
  • Responsible for implementing lease renewal and resident retention programs.
  • Advocate for corporate led Marketing performance contest.
  • Assist with resident relations, which includes taking resident phone calls, requests and concerns.
  • Analyze weekly leasing and pricing reports and forecast occupancy trends.
  • Manage and track marketing strategies, including advertising, promotions and publications. Regularly review all online and published advertising sources for accuracy and effectiveness.
  • Conduct property and unit walks to ensure that units and tour path always represent our standards.
  • Review aged vacancies, market-ready apartments and models.
  • Manage, train and coach onsite leasing staff effectively. Conducts weekly one on one meetings with leasing staff recommending, planning, and track training, development and growth opportunities. Obtains bids and recommends novelty items such as coffee mugs, water bottles, key chains, etc. featuring property/company logo.
  • Regularly reviews satisfaction survey results and makes recommendation of improvement.
  • Evaluates market for trends in traffic, specials and pricing to make weekly market and pricing recommendations directly to Property Manager.
  • Prepares for, participates and may conduct weekly pricing evaluation.
  • Responsible for developing new and changing current training procedures.
  • Creates and ensures move-in orientation process is consistently completed for every move in.
  • Conducts apartment and general property tours, takes telephone inquiries, greets future residents, takes applications and deposits while verifying information, and follow-up of all future residents.
  • Ensures the office, business center, clubhouse, models, target apartments and market ready apartments are in perfect condition. Physically inspect property when on grounds, pick up litter and report any service needs to maintenance staff.  Inspect move-outs and vacancies.
  • Required to work a minimum of two weekends every month.
  • Other duties as assigned by supervisor.
