What does a Short Sales job involve?

A Short Sales job typically involves helping homeowners sell their properties for less than the remaining mortgage balance, often to avoid foreclosure. Professionals in this role work with lenders, buyers, and real estate agents to negotiate terms and approvals. They assess market conditions, gather documentation, and facilitate the short sale process. Strong negotiation skills and knowledge of real estate laws are essential for success in this role.

What are the typical challenges faced by professionals working in Short Sales?

Professionals in Short Sales often encounter challenges such as coordinating among multiple stakeholders, dealing with strict lender requirements, and managing tight timelines for transaction approvals. Navigating the emotional stress of clients facing financial hardship and ensuring clear, sensitive communication is also common. Due to these complexities, the role can be fast-paced and requires strong organizational and problem-solving skills. Consistent training and collaboration with experienced colleagues can help new professionals quickly adapt and find success in this rewarding real estate niche.

What are the key skills and qualifications needed to thrive in the Short Sales position, and why are they important?

To excel in Short Sales, you need in-depth knowledge of real estate transactions, finance, and negotiation, usually supported by licensure as a real estate agent or broker. Familiarity with CRM systems, MLS databases, and short sale-specific software is often necessary to manage listings and client communications effectively. Outstanding interpersonal skills, patience, and resilience are critical for navigating complex negotiations between homeowners, lenders, and buyers. These skills enable Smooth deal closures, client satisfaction, and successful navigation of the often-complicated short sale process.

Job description

Short Sale Cooperative is the nation’s largest and fastest-growing distressed sale management firm, helping thousands of REALTORS® each year ensure that their clients avoid foreclosure. Above all, our team is committed to creating a slightly better world by delivering the best possible outcomes for some of America’s most financially distressed homeowners.

As a Closing Coordinator Assistant, your primary role will be working closely with the Closing Coordinator to support her with all transactions. You’ll be speaking to all involved parties, including title firms, closing attorneys and their paralegals, listing and buyer’s agents, and the homeowners we serve every day. Since we work exclusively with distressed sales, our process is very different from what these parties typically expect. Even with our guidance, they are not always thrilled about the added responsibilities that come with closing a short sale and so effectively managing often-emotional responses to unexpected outcomes is a very important part of this role.

That said, this job is very similar to working as a closing coordinator in the traditional sense as well. You’ll be responsible for tasks such as title review, digital filing, document auditing and analysis, and most importantly, making sure everyone involved understands the urgency needed to close [short sales] successfully.

Prove you have what it takes, and you'll gain hands-on exposure to advanced concepts in real estate brokerage, mortgage servicing, and even real estate law. Most roles in these industries do not offer or require this level of learning, and so this position is designed for exceptionally intelligent, people-focused, career-driven individuals who love to learn and can apply common sense to solve problems in fast-moving, complex situations.

Requirements:

  • College degree in a related field or comparable work experience

  • 1–2 years of experience working with a high-volume real estate brokerage team, title firm, or real estate closing law firm

  • Strong math, computer, and communication skills

Responsibilities:

  • Ensure that all parties understand the rules of the transaction and complete tasks on schedule

  • Perform effectively in a fast-paced, tech-driven office environment

  • Communicate clearly and confidently, with strong proficiency in computers and digital systems

  • Explain contract terms and bank approvals in plain language to ensure full understanding among all parties involved

If you’re passionate about helping people, thrive in a fast-paced environment, and meet the qualifications listed above, we’d love to hear from you. Thank you for your interest in a career with Short Sale Cooperative, have a blessed day!
