Job Description – The Senior Property Manager manages the building operations and property management team members ensuring the fiscal and operational success of the building. With excellent analytical skills, the primary responsibility of the Senior Property Manager will be the financial management and reporting for the property working closely with the accounting team and building ownership. With strong management and personnel development skills, the Senior Property Manager will work with team members to support the property retention goals. Accountability is a key attribute of the successful Senior Property Manager. Additional responsibilities for the Senior Property Manager include the following:
Responsibilities:
  • Develop and maintain detailed property budgets and forecasts on property expenses and capital expenditures.
  • Preparation of monthly reports including accruals, variance reports, and stacking plan.
  • Monitor all expenses to ensure cost effectiveness and compliance with property budget parameters.
  • Review and approve deal sheets and lease abstracts.
  • Liaison with owners and accounting team to ensure contract compliance, including preparation of accurate and timely financial reporting.
  • Oversee and support all tenant and capital improvements to ensure timely and proper completion of all work within budget.
  • Responsible for all lease collections, and coordinate default proceedings.
  • Enforce the terms and conditions of the lease, including court appearances/testimony as needed.
  • Management of property management staff including hiring and performance management
  • Ensure compliance with Property Management policies and procedures, codes, regulations, and governmental agency directives.
  • Develop comprehensive annual inspection processes for properties; completing weekly, monthly, quarterly, annual inspections as required to meet best practices.
  • Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy.
Requirements
  • 7+ years of previous commercial property/facilities experience with increasing responsibilities – ideally with Class A properties.
  • Prior supervisory responsibilities required.
  • Texas Real Estate License and RPA or CPM designations.
  • Strong knowledge of finance and building operations.
  • Highly proficient in Microsoft Excel, Word, and Outlook, Yardi, MRI, Timberline, Building Engines, and other commercial real estate software programs.
  • Professional and exceptional leadership, problem solving, and analytical skills.
Education
  • Bachelor’s degree is required.
