Job description

Position Summary

The Retail Leasing Associate supports the Retail Leasing team in the leasing, marketing, financial analysis, and ongoing management of a diverse portfolio of retail, mixed-use, office, and parking assets throughout New York City, Washington, D.C., and Philadelphia. This role provides exposure to all aspects of the leasing process, from transaction execution and financial underwriting to tenant relations and portfolio reporting.

Key Responsibilities

Leasing & Transaction Management

  • Assist with the negotiation and execution of letters of intent, leases, renewals, amendments, rent relief agreements, terminations, and other lease-related documents.
  • Prepare lease proposals, lease approval memoranda, lease summaries, and transaction packages.
  • Coordinate lender approvals, estoppels, SNDAs, and other transaction requirements with internal and external stakeholders.
  • Upload and maintain lease information in VTS, MRI, and other internal systems.

Financial Analysis & Portfolio Reporting

  • Perform financial analyses, including lease comparisons, NPV studies, breakeven analyses, commission calculations, and underwriting for new leases and renewals.
  • Analyze tenant financial statements and sales reports to assess credit risk and occupancy sustainability.
  • Maintain portfolio reporting, including lease expirations, executed lease tracking, rent maps, retail exclusives, market comparables, and performance metrics.
  • Support budgeting, forecasting, market research, and leasing strategy initiatives.

Marketing & Business Development

  • Maintain active listings on the TFC website, CoStar, and other marketing platforms.
  • Assist in the creation of marketing materials, presentations, brochures, lease exhibits, and property packages.
  • Coordinate with brokerage teams on exclusive agreements, commission calculations, and marketing initiatives.
  • Conduct property tours and support tenant and broker outreach efforts.

Tenant & Stakeholder Relations

  • Develop and maintain relationships with existing and prospective tenants, brokers, consultants, and industry professionals.
  • Serve as a liaison between Leasing, Property Management, Construction, Legal, Finance, Marketing, and Residential Leasing teams.
  • Respond to tenant inquiries and provide plans, specifications, and other leasing-related information.
  • Coordinate access for prospective tenants, architects, engineers, and contractors.

Administrative & Operational Support

  • Process leasing-related invoices and manage contract payments, including brokerage commissions, consulting services, architectural fees, and credit reports.
  • Coordinate meetings, site visits, and development-related discussions.
  • Maintain electronic and hard-copy leasing files and transaction records.
  • Prepare and distribute internal reports, memoranda, and presentations.
  • Coordinate with architects and consultants to obtain updated plans, dimensions, and square footage calculations.

Qualifications

  • Bachelor's degree in Real Estate, Finance, Business, Economics, or a related field.
  • Strong analytical, financial modeling, and Excel skills.
  • Excellent organizational skills and attention to detail.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Customer-service-oriented mindset with a proactive approach to problem-solving.
  • Experience with MRI, VTS, CoStar, Adobe Creative Suite, or similar real estate platforms is preferred but not required.

Compensation

$100,000 – $120,000 annual base salary, commensurate with experience
