Property accountants prepare, maintain, and review financial records, commercial property agreements, residential property agreements, and deal with some rentals. Your responsibilities and day-to-day duties often take you out of the office to meet with developers, investors, lawyers, and local politicians to ensure processes are going according to plan and that everyone is following the proper real estate codes and laws along the way. Some job duties are closely related to those of a CPA, but with added responsibility.

What does a property accountant do?

A Property Accountant is responsible for managing the financial records and transactions related to real estate properties. This includes preparing budgets, tracking income and expenses, managing accounts payable and receivable, and producing financial reports for property owners or managers. Their work helps property managers and owners make informed financial decisions regarding their real estate investments.

What are the key skills and qualifications needed to thrive as a property accountant, and why are they important?

To thrive as a Property Accountant, you need strong accounting knowledge, attention to detail, and experience in real estate or property management accounting, typically supported by a degree in accounting or finance. Familiarity with property management software such as Yardi, MRI, or QuickBooks, and proficiency in Excel are commonly required, with CPA certification considered an asset.
