About Acree Brothers Realty Team

Acree Brothers Realty Team is a Lynchburg-based real estate team founded by Stephen Acree, serving buyers and sellers across Lynchburg, Bedford County, Forest, Timberlake, Amherst, and Appomattox County. We were built on a straightforward belief: real estate is deeply personal, and behind every transaction is a family starting fresh, a couple downsizing, or someone buying their first home. Our work is about helping people find clarity in a complex process and confidence in their choices.

That approach has grown the team to almost 20 team members; agents alongside listing, operations, and marketing coordinators; supported by deep familiarity with the neighborhoods, schools, and character of the communities we live and work in.

About the Role

Location: Lynchburg, VA - on site 5 days a week.

Schedule: Full-time, 40 hours per week

Classification: Exempt/Salary

This is our first dedicated accounting hire. As the team and its affiliated rental property holdings have grown, so has the need for someone to own the financial record keeping with the same care we bring to client work.

The role supports day-to-day accounting across our real estate operations and rental property portfolio. The work is transactional and detail-driven: accounts payable, accounts receivable, bank and tenant ledger reconciliation, and general ledger maintenance across [number] legal entities.

Because this is a new position, part of the job is building the process rather than inheriting a finished one, documenting procedures, tightening the close, and establishing the record keeping standard going forward. That is unusual latitude this early in an accounting career, and it comes with the expectation that you will ask questions rather than guess.

This is a strong fit for someone early in their accounting career who wants breadth rather than a narrow specialty. You will see the full transaction cycle across two related but distinct operations — a real estate practice and a rental operation.

The role is designed to grow. As you demonstrate accuracy and ownership, the scope expands toward month-end close ownership, financial reporting, and analysis.

What You'll DoAccounts Payable

• Process vendor invoices for brokerage operations and property-related expenses including repairs, maintenance, utilities, and turnover costs

• Code expenses to the correct entity, property, and general ledger account, including distinguishing capitalizable improvements from deductible repairs

• Process employee and agent expense reimbursements

• Maintain the vendor master file and collect and retain Form W-9 documentation

Accounts Receivable and Rental Operations

• Record rental income and tenant payments to the correct tenant ledger

• Track and reconcile tenant balances, partial payments, late fees, and delinquencies

• Maintain security deposit records in accordance with the Virginia Residential Landlord and Tenant Act and company procedure, including deposit accounting at move-out

Reconciliation and Close

• Reconcile all operating bank accounts monthly and prepare reconciliations for Owner review and signature

• Prepare and post recurring journal entries

• Assist with month-end close, including account analysis and supporting schedules

• Maintain organized, audit-ready documentation for all entries

Reporting and Support

• Prepare recurring financial reports for Owner review

• Explain account activity and variances clearly to agents, brokers, and property staff who do not have a financial background

• Support ad hoc analysis and special projects

Internal Control Requirements of This Position

These are conditions of the role and are stated here so that expectations are clear before you apply.

• This position does not have signature authority on any company or escrow account and does not have authority to initiate outbound payments, wires, or ACH transfers without documented approval from President and Owner.

• All bank, escrow, and trust account reconciliations prepared by this position are reviewed and signed by President and Owner monthly. Reconciliations are not self-approved.

• This position is subject to a background check conducted in accordance with the Fair Credit Reporting Act and applicable Virginia law. Any offer is contingent on satisfactory completion.

• This position handles confidential information including tenant personally identifiable information, agent compensation, and owner financial data. Compliance with company confidentiality and data-handling policy is a condition of employment.

Requirements

Required

• A degree in Accounting or Finance, an accounting certificate, completed coursework, or documented full-cycle bookkeeping experience

• 0–3 years of accounting or bookkeeping experience. New graduates and career changers with relevant coursework are encouraged to apply

• Working proficiency in Excel, including formulas, sorting and filtering, and pivot tables

• Demonstrated accuracy with numerical detail and the discipline to reconcile to zero rather than to close enough

• Ability to maintain separate, accurate records across multiple legal entities and meet recurring deadlines

• Ability to explain financial information clearly to people without a financial background

• Willingness to undergo a background check and be covered by a fidelity bond

• Authorization to work in the United States

Preferred

• Experience with QuickBooks, or with property management accounting software such as AppFolio, Buildium, Rent Manager, or Yardi

• Any prior exposure to real estate accounting, including trust or escrow accounting, tenant ledgers.

• Prior responsibility for cash handling, deposits, or reconciliation in any setting

• Progress toward the CPA exam or CPA eligibility coursework

• Bookkeeping certification

Note: a bachelor's degree is one way to satisfy the coursework requirement above, but it is not independently required. We are screening for demonstrated accounting foundation and accuracy, not credentials.

Benefits

Compensation: $48,000 to $58,000
