    POSITION OVERVIEW

    The Property Accountant II is responsible for performing accounting and financial reporting activities for assigned property portfolios, ensuring accuracy, timeliness, and compliance with company and client requirements. This role performs core accounting functions, supports the monthly close process, and contributes to reliable client service delivery.

    Property Accountant II team members operate within a defined market(s) and/or client portfolio, supporting the Controller, Accounting Manager, and Accounting Supervisor in achieving financial and operational objectives. This role is expected to manage assigned responsibilities with growing independence while continuing to develop technical knowledge and process consistency.

    Organizational Scope

    • Support accounting for assigned properties and portfolios
    • Operate within a defined market(s) and/or client portfolio
    • Partner with Accounting Supervisors, Managers, and Controllers
    • Collaborate with Property Management and centralized functions as needed

    PRIMARY RESPONSIBILITIES

    Financial Reporting & Close Process

    • Prepare monthly financial statement packages for assigned properties
    • Record journal entries and assist with accruals, depreciation, and amortization entries
    • Perform general ledger analysis and account reconciliations
    • Support timely completion of monthly, quarterly, and year-end close processes
    • Meet internal and external reporting deadlines

    Portfolio Accounting & Analysis

    • Analyze financial results and prepare basic variance explanations
    • Review income statements, balance sheets, and supporting schedules for accuracy
    • Assist with budget preparation and forecast updates
    • Prepare operating expense reconciliations and other client deliverables
    • Support Property Management and leadership with financial information

    Daily Accounting Operations

    • Perform day-to-day accounting tasks across assigned portfolios
    • Ensure transactions are recorded accurately and in accordance with policies
    • Maintain accurate and complete property-level accounting records
    • Assist with transition of new properties and client onboarding

    Client & Stakeholder Engagement

    • Communicate with Property Management teams and internal stakeholders on routine financial matters
    • Respond to inquiries and provide support on accounting-related issues
    • Escalate more complex issues to the Accounting Supervisor, Manager, or Controller as needed

    Team Support & Development

    • Collaborate with team members to support consistent and accurate accounting results
    • Share knowledge and assist with recurring processes and deliverables
    • Support training and onboarding of newer team members, where appropriate

    Process Execution & Improvement

    • Ensure adherence to standardized processes and internal controls
    • Identify opportunities to improve efficiency and accuracy
    • Support implementation of process improvements and system enhancements

    Compliance & Controls

    • Ensure compliance with company policies, client requirements, and accounting standards
    • Maintain audit-ready documentation
    • Support internal and external audit processes
    Qualifications
    • Bachelor's degree in Accounting or Finance preferred
    • 2-5+ years of accounting experience, preferably in property accounting or real estate
    • Working knowledge of GAAP and financial reporting
    • Experience with property accounting systems (e.g., Yardi, MRI, or similar) preferred
