Regional Property Manager
Richmond, VA
$120,000–$130,000+ / year, plus performance-based incentives and bonuses
 
OVERVIEW
A well-established property management company is looking for a Regional Property Manager to oversee a portfolio of 5-6 conventional apartment communities in the Richmond, VA area, totaling roughly 2,000-2,500 units. This is a hands-on regional leadership role — you'll manage the on-site Property Managers running each community, report directly to the Regional Director, and keep performance, budgets, and teams on track across the whole portfolio.
This role is based primarily out of the Richmond headquarters office, with every property in the portfolio within about a 30-minute drive.
 
WHAT YOU'LL DO
  • Oversee day-to-day operations across 5-6 conventional apartment communities (about 2,000-2,500 units combined)
  • Manage, coach, and support the on-site Property Managers at each community
  • Review monthly financials, budgets, and variance reports, and help drive NOI across the portfolio
  • Partner with each site's Property Manager on leasing performance, occupancy, and renewal goals
  • Conduct regular property visits and inspections to keep every community up to standard
  • Handle escalated resident and employee relations issues across the portfolio
  • Support hiring and training for Property Manager and site-team openings
  • Ensure every property stays compliant with landlord-tenant law and Fair Housing requirements
  • Report directly to the Regional Director on portfolio performance and priorities

WHAT IT TAKES
  • 5-7+ years of residential property management experience, including multi-site or portfolio-level oversight
  • A track record managing and developing on-site Property Managers and their teams
  • Strong grasp of budgeting, financial reporting, and NOI management
  • Comfortable managing a portfolio of well-kept, conventional B-class communities, including at least one large-scale property (600+ units)
  • Solid knowledge of landlord-tenant law and Fair Housing regulations
  • Excellent communication skills and the ability to lead through others, not just direct reports
  • A valid driver's license and willingness to travel regularly between properties
  • Strong organizational skills — juggling multiple properties and priorities at once
  • A self-starter who can operate with real autonomy across a spread-out portfolio
