Contract Fractional Portfolio Manager (Washington)

National Real Estate Management Group (NREMG)
Location: Remote (Washington-based) with regional travel as needed
Type: Contract | Fractional (Part-Time in as needed basis)
NREMG is seeking an experienced Fractional Portfolio Manager to provide strategic and operational oversight of a residential portfolio in Washington. This is a contract-based, part-time as needed role designed for a seasoned property management professional who can operate independently while driving performance across multiple assets and teams.
Youll partner closely with our PM Operations Manager and Managing Broker to ensure portfolio success, support property management teams, and implement scalable operational strategies.
Key Responsibilities

  • Oversee performance and operations for an assigned portfolio of residential properties
  • Develop and execute portfolio strategies from planning through execution and stabilization
  • Track and analyze KPIs including occupancy, delinquency, leasing, renewals, and maintenance performance
  • Provide leadership and guidance to property management and maintenance teams
  • Maintain consistent communication with PM teams; support day-to-day operational needs
  • Meet with property owners and stakeholders as needed
  • Review weekly reporting and ensure performance goals are achieved
  • Assist with annual budgeting and variance reporting
  • Ensure compliance with lease agreements, policies, and Washington state regulations
  • Approve timesheets and review time tracking for accuracy and accountability
  • Support SOP creation and continuous process improvement
  • Participate in weekly leadership/team meetings
Qualifications

  • 5+ years of experience in property management or real estate operations, including leadership responsibility
  • Strong knowledge of Washington real estate laws, leasing practices, and compliance requirements
  • Demonstrated ability to manage multiple priorities and meet deadlines independently
  • Strong financial and analytical skills (budgeting, forecasting, KPI management)
  • Excellent communication and stakeholder management skills
  • Highly organized with strong attention to detail
  • Proficiency in property management software (Buildium preferred), Microsoft Office, and Google Suite
  • Must have a valid Real Estate License for the state of Washington
Preferred:

  • Bachelors degree in Business, Real Estate, or related field
Contract Structure & Expectations

  • Fractional schedule (estimated hours will vary based on portfolio needs)
  • Flexible, remote work environment with required responsiveness during business hours
  • Occasional travel within Washington and for company meetings
  • Availability for urgent operational needs, which may arise outside standard business hours
  • Contractor is responsible for managing their own schedule, tools, and tax obligations
Success Metrics

  • Achievement of portfolio KPIs (occupancy, delinquency, leasing performance, etc.)
  • Timely communication (24-hour response standard)
  • Ability to manage competing priorities and meet deadlines
  • Contribution to operational improvements and efficiencies
