Position Title: Maintenance Supervisor II
Position Type: Full-time / Salaried; On-Site
Compensation: $60,000-$62,000
Phone Stipend: $75/month
Direct Reports: 2+

The Maintenance Supervisor II is responsible for all maintenance operations of the property. This includes resident service requests, preventative maintenance, personnel management, vendor relationships, compliance with safety standards, and delivering exceptional customer service.

DUTIES AND RESPONSIBILITIES:

  • Inspect property regularly to identify problems, and necessary maintenance, minimize liability concerns, and always ensure excellent curb appeal.
  • Assist the Property Manager in the management of excellent customer service experience for residents, clients, vendors, and employees.
  • Prioritize, assign, and monitor service requests to the maintenance team to ensure completion on time. Assist in the completion of service requests as necessary.
  • Lead, supervise, and train new maintenance team members. This includes performance management and team development.
  • Maintain and conduct a preventative maintenance program that extends the life of the asset while minimizing future repairs.
  • Coordinate daily cleaning and maintenance activities and follow up to ensure completion.
  • Maintain all inventory and equipment and ensure proper storage while adhering to budget guidelines.
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Schedule and direct workers in the performance of all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process.
  • Comply with all health and safety regulations and practices on site.
  • Conduct safety inspections as scheduled.
  • Establish strategies to meet workload demands on time.
  • Must possess basic knowledge of local and state codes for permitting sign ordinances and pool regulations (when applicable).
  • Participate in on-call emergency rotation.
  • Assist with interviewing, selecting, and training employees.
  • Other duties as assigned.
