Development Manager Role

What does this role entail? The Development Manager's primary role will be to manage the execution of each project to which he/she is assigned throughout every facet of a project's development and construction. The position will participate in multiple projects and will touch all aspects of real estate development and interface regularly with executive leadership, third parties, municipal officials, and internal departments. The role is responsible for the overall business unit performance to budget, schedule, returns, and quality. This role will supervise the training, professional development and work of the Development Associate(s).

Essentials Duties & Responsibilities:

  • Works face-to-face closely with Managing Director in identifying and structuring the capital needs for each project, including leading the construction loan closing.
  • Lead overall development process from land purchase, through design and execution, to disposition, including leading all communications to the internal and external project team.
  • Coordinate closely with Capital Markets leading up to financial closing.
  • Coordinate closely with the Construction Manager and Manager Interior Architecture & Design to approve all design, program, and construction issues as they relate to the business plan.
  • Manage Development Associates, and assist in all aspects of pre-development, including project pursuits, financial analysis and underwriting, site feasibility and due diligence.
  • Assist and coordinate with the Managing Director and Capital Markets team on the sale of projects, including broker selection, buyer candidates, marketing efforts and due diligence.
  • Negotiate and process third party agreements for execution.
  • Attend OAC meetings with Construction Manager.
  • Prepare business plan for projects under contract, including detailed budget, schedule, program, market, and risk analysis.
  • Demonstrate good business judgement and maintain fiduciary responsibility of project budget and finances.
  • Approve all consultants necessary to execute the project, including due diligence consultants, design team and general contractor.
  • Provide monthly reporting to internal development and executive team, as well as to external financial partners and lenders, including draws, financial forecasts, schedule updates, risk analysis and marketing updates.
  • Coordinate with Development Associate(s) to accomplish the monthly reporting.
  • Assist and coordinate with MD and Capital Markets team on the sale of projects including broker selection, buyer candidates, marketing efforts and due diligence.
  • Negotiate and process third party agreements for execution.
  • Communicate closely with the leasing and property management team for all project marketing, financials, lease rates, concessions and schedule in accordance with the approved business plan.
  • Oversee coordination between construction team and leasing/marketing team to ensure execution and delivery meet the business plan.
  • Manage investment partner & municipal relations.
  • Prepare internal status reports to summarize budget, funding, schedule, and critical open issues.

  • Oversee Development Associate in preparing lessons learned list within 30 days of substantial completion of each project and communicate with entire development and executive team so this information is effectively shared and incorporated into the underwriting, planning and execution of future development projects.
