About the Team
The Applications team protects the foundation of Nomad's Guaranteed Rent Promise, determining who is eligible and who does not meet our criteria. We treat every application with diligence and care so owners get qualified residents fast and applicants always know their next step. The team directly drives Nomad's bottom line by screening thoroughly and leasing properties efficiently.
About the Role
The Applications Coordinator owns Nomad's screening and risk-mitigation engine; running applicants through a standardized qualification process and determining eligibility for Guaranteed Rent.
The team processes 700-1,000 applications a month, so you'll move fast without cutting corners: following a rigorous, consistent process while applying critical thinking to navigate a complex web of eligibility criteria, knowing when a case is clear and when to escalate.
You're also the org's authority on application status and eligibility. Onboarding and Support rely on you to answer questions and keep deals moving. Because an eligibility decision is a high-stakes, high-anxiety moment for owners and applicants, you'll keep everyone informed and move applications quickly.
In this role, you will:
  • Manage the application pipeline from intake to close, keeping every case moving toward a decision.
  • Determine applicant eligibility accurately and on time, applying Nomad's Guaranteed Rent criteria within Fair Housing, FCRA, and ADA requirements.
  • Own compliance and risk on every application - your judgment protects Nomad's liability and the Guaranteed Rent Promise.
  • Communicate proactively with owners and applicants across email (50%), text (30%), and phone (20%).
  • Keep all systems and records current as leases, renewals, and addendums are executed.
  • Flag recurring technical and process issues and surface insights that improve the pipeline.

Who you are
Need to have:
  • 1-2 years in property management, operations, compliance, customer support, or a related field
  • Structured judgment: You execute a standardized process precisely, but can reason through ambiguous, edge-case applications against multiple overlapping criteria without cutting corners
  • High-volume execution: You thrive in a high-throughput pipeline and hold screening quality and accuracy steady even when volume spikes
  • Customer communication: Strong written and verbal skills across email, text, and phone; you keep owners and applicants calm and informed through high-stakes decisions
  • Compliance-minded: You take ownership of risk, working consistently within Fair Housing, FCRA, ADA, and applicable laws
  • Ownership mindset: You take full accountability for an application from intake to decision and follow through without being chased
  • AI proficiency: You use AI to work faster and spot patterns, applying human judgment to every decision
  • Experience with CRMs required, HubSpot strongly preferred
  • Experience with Google Suite required

Nice to have:
  • 2+ years in property management
  • Experience with AppFolio or tenant-screening/underwriting tools

Where you'll be
This is a hybrid role based in beautiful Denver, Colorado. Our office is in Uptown, surrounded by other tech companies, coffee shops, breweries, and restaurants. Applications team members work from the office 3 days a week and enjoy flexibility to work from wherever they choose twice a week.
Potential pay range: On Track Earnings (base + variable) = $57,000-$72,000
