Job Description

Job Description: We are looking for a full-time year-round, Maintenance Service Technician to preserve the good condition and functionality of our vacation home rentals. Our ideal candidate has excellent time management skills, a positive attitude, and can work independently. A person acting in this position must have a strong understanding of home maintenance coupled with attention to detail. In order for this candidate to be successful, he/she must be highly self-motivated, committed to solving problems efficiently, and interested in being part of a team committed to continuous growth and improvement. This position can be challenging at times but also affords several freedoms and flexibility that you will not find in other jobs.

Skills:

● HVAC and Mechanical service and repairs basic knowledge preferred.

● Drywall repair: includes but not limited to the repair of holes, cracks, edge corners, and seams.

● Painting: includes but not limited to touch-up, damage repair, and new coats of paint applied to unit walls between stays.

● Electrical: understanding of electrical systems in in homes. Includes but not limited to the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, and security systems. Skilled in the use of a voltmeter is a must.

● Plumbing: includes but not limited to the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, drain lines, hot and cold supply lines.

● Appliance repair: includes but not limited to the installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners. Appliance diagnosis and repair is a plus.

● Carpentry: includes but not limited to the house framing, decks, gates, fences, and stairs.

● Groundskeeping: includes but not limited to pressure washing, dusting exterior walls and entrance ways, removing nests, setting traps, mowing grass, pulling weeds, trimming, and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.

● Spftware/App: Ability to navigate software systems to manage service orders and check work schedules. Ability to use software to sync and diagnois door lock systems. Ability to sync tvs and set up wifi systems.

● Knowledge of general maintenance processes and methods

● Working knowledge of handheld tools and power tools

● Manual dexterity and problem-solving skills

● Customer service: includes professional, prompt and courteous correspondence with renters and owners when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.

● Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.

Duties and Responsibilities:

● Survey homes and repair mechanical systems to ensure they are consistent with local and state codes and safety standards.

● Assist vacationing guests with maintenance related problems as they arise.

● Perform maintenance of electrical systems

● Maintain and reapir, HVAC electrical, plumbing, security, electronic door systems

● Undertake activities of pest control such as spraying insecticide

● Conduct general upkeep procedures and other tasks as assigned (painting, carpentry etc.)

● Pool/Spa: includes maintaining pool/hot tub systems and water teatment

● Snow removal: includes but not limited to shoveling snow away from covered walkways and driveways, and laying down rock salt on top of icy surfaces.

● Entering and completing service orders tasks in our software management system

● Reach out to vendors to meet and schedule repairs beyond our capacity

Education and Experience Requirements:

● High School diploma or equivalent

● Minimum of two years of experience in property maintenance or equivalent experience.

● Proficiency in customer service and interpersonal communication skills to effectively interact with co-workers, residents, vendors, and other business contacts. Respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.

● Demonstrated ability to read, write, and communicate effectively, act as first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.

● Demonstrated ability to apply principles of logical thinking to define and correct problems.

Must have strong computer skills and Microsoft Office experience.

Physical Requirements:

● This is a position which requires the Maintenance Technician in the actives of walking, standing, climbing, crawling and lifting throughout the day.

● Must also have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 50 lbs. Independently.

● Associates must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

● Ability to climb 4 story staircase multiple times throughout the day

Additional Requirements:

● Must be able to pass a background check.

● Valid Driver's License with a clean record

● Dependable vehicle with insurance. You will be required to use your own vehicle and will be reimburst for its use.

● Live within 1 hour of downtown Nashville

● Ability to follow directions from supervisor.

● Ability to manage time efficiently.

● Must be able to work a flexible work schedule, which includes “on-call” work shifts during evenings, weekends, and holidays.

● Willing to travel. Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
