The Lead Project Manager is generally involved in the project from an early stage and assists with the creation of the development budgets, cpm project schedules, space planning and other tasks as requested. The Lead Project Manager monitors and quality controls the development of project plans, updates the project budget, cost controls and schedule as necessary and ensures that the vision, goals, and direction of the project are maintained. This position is for a Lead Project & Construction Manager onsite fulltime. The lead CPM serves as the liaison between the owner and the project team and is responsible for the contracting and monitoring of the Designers, Engineers, Architects, Attorneys, and General Contractor. Hospitality experience is required.

Primary Responsibilities:

Create Development Budget and Project Budget
Create CPM Schedule
Supervise all design and construction efforts to ensure project is constructed in accordance with the approved design, budget and schedule
Review & administrate legal documents, negotiate contractual agreements on behalf of clients
Lead weekly meetings to review status of project schedule, budget and submittals
Manage the consultant team through the refinement of design drawings by implementing both process and control
Responsibility for the A/E teams successful construction administration during the construction phase of the project including review and response to RFI, addenda, bulletins, change orders, field orders and the resolution of all construction problems or issues in a timely manner
Advise of project status and have the vision to see issues and problems that will impact the design, schedule, and cost of the project
Assist in constructability reviews and value engineering as needed
Manage resources required to successfully complete the project including coordination and supervision of onsite functions
Facilitate regular personal interactions with contractors, designers and the owner’s team to discuss and resolve project matters

Position Requirements:

Bachelor's Degree in Architecture or Construction Management
15 years+ related experience in Project Management, Owner’s Representation, or Construction Management
Hospitality experience a must
Large scale and high rise out of ground construction experience a must
Must have an understanding of architectural practices and procedures including project programming, conceptual design, schematic design, design development, construction document production, consultant coordination, plan review, construction administration and client interactions.
Must have an understanding of common construction practices and procedures including field supervision, permitting, subcontractor management, RFI process, submittal process, estimating, schedule development and management, change order negotiation and consultant coordination
Strong project presentation, communication, scheduling and organizational skills
Ability to communicate with clients and control information in support of client level decision process.
Multi-task effectively, juggling multiple priorities and projects while seeing the forest through the trees
Thrive in a fast-paced, entrepreneurial, and dynamic environment while maintaining a positive attitude
Operate as a self-starter, requiring minimal supervision
