Job description

The Project Manager II supervises and coordinates the safe completion of projects on time, within budget, and within the quality standards specified. The Project Manager II is responsible for all aspects of a project including cost control, schedule management, subcontractor/supplier/labor relations, and document control. The Project Manager II will delegate more day-to-day functions to the project team while maintaining overall responsibility for the success of the project. They may manage multiple projects, assist in management of larger projects, or be solely responsible for a single large project. This individual should also prioritize maintaining a good internal working relationship with the Development, Design and Preconstruction departments.

Reports to: Senior Project Manager or Project Executive

Direct Reports: Project Manager I, Assistant Project Manager and/or Project Engineer

Duties/Responsibilities: The duties listed below are an outline of the Project Manager II's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

  • Examine all construction documents for appropriate construction details, completeness of information, potential design deficiencies, code violations, constructability, etc.
  • Understand all aspects of project related agreements and to ensure Landmark is protected and operates within the requirements of those agreements as it relates to construction activities.
  • Assure that each project management team member knows and understands the duties, responsibilities, and authority and how they relate to other team members.
  • Partner with and inform Trade Partners to ensure project specific information is communicated as it relates to the status of the schedule and financials of the project including preconstruction.
  • Verify project costs are properly controlled and forecasted (overseeing buyout logs up to date, change order logs, cost reports, etc.) from initial buyout through final closeout and payment.
  • Oversee all closeouts including financial, punch list, prefinal and final inspections.
  • Direct the review, approval, and processing of payment applications are submitted, received, and funds are dispersed promptly and accurately to subcontractors and suppliers.
  • Manage execution of all project reporting and archiving.
  • Initiate and maintain all required project schedules, scheduling tools and programs.
  • Develop direct reports by monitoring performance, reviewing evaluations, varying assignments, mentoring, and promoting a positive project morale.
  • Lead and attend scheduled meetings as necessary.

Education & Experience

  • Minimum of 7 years' experience in managing all phases residential and mixed-use building construction.
  • Bachelor's degree in Construction Management, Engineering, Building Science, Architecture, Business Administration or relevant major preferred.
  • Scheduling & Job Cost software preferred (Primavera/P6, Microsoft Project, Procore, Prolog, etc.).
  • Minimum 3 years of direct supervisory experience.
