Jr. Maintenance Tech/Painter

Maintain a luxurious appearance of the community and apartment units to prepare a welcoming home for our residents to move in to. Provide world class customer service skills while repairing and executing resident service requests. Thorough knowledge of preparing for resident move ins and outs, as well as general household repair aptitude is the key to success. This role will also work with the team to strategize innovative preventative maintenance ideas that will save the organization money and increase safety level.

Required:

• High school diploma or equivalent

• EPA/CFC and CPO
• A minimum of 1 year experience as a maintenance technician and painter in the property management industry.

• Participate in daily team meetings to uphold and outline priorities for the day.
• Walk the property daily to clean leasing office, tour path, model apartments, laundry rooms, recreation rooms, fitness centers, elevators, stairwells, pools, BBQ areas, as well as all other amenities.
• Perform cleaning and removal of trash and other debris, including but not limited to: pet deposits, cigarette butts, emptying trash cans in common areas, pet stations, debris from around dumpster area as well as vacant units.
• Wash common area windows and screens, curbs, entrances, sidewalks, pool decks and furniture and other surfaces as needed.
• Clean light fixtures and replace light bulbs in common areas.
• Maintain housekeeping room and/or cart with equipment and supplies and reports supply order to General Manager.
• Maintain and organize maintenance shop.
• Inspect the property regularly and report all safety hazards, damages and areas needing repair.
• Ensure smoke detectors, circuit breakers, outlets and lights in common areas are working properly and is also aware of all utility shut-off locations.
• Request and obtains SDS sheets on all chemicals used on site.
• Assist the maintenance department with minor repairs and/or lifting appliances.
• Assist in performing turn maintenance on vacant apartments in 7 days.
• Assist in performing repairs and preventative maintenance to the interior and exterior of the apartment community and its amenities, including but not limited to: touch up paint, repair or replace window screens and glass as needed.
• Work with vendors as necessary and directed.
• Monitor building by locking doors after operation hours.
• Painting of make ready apartments and touch up painting throughout the community.
• Prepare apartments for painting including wall board repair, removal of all hardware (handles and face plates) and masking of areas to be protected.
• Complete removal of graffiti or vandalism.

• General maintenance knowledge in plumbing, HVAC, electrical, drywall, painting, and appliance repair.
• Possess and practice exceptional safety skills when on the job.
• Maintain company uniform, a professional image and attitude at all times; observing the policies and procedures of Sudberry Properties, Inc. when conducting business with prospective residents, vendors and clients.
• Ability to paint using techniques such as rolling, spraying, and brushing on a variety of surfaces.
• Ability to complete interior and exterior residential paint
• Experience safely working on ladders and scaffolding to perform painting
• Ability to work a schedule during normal work hours and that may be other than Monday- Friday, 8-5. Work in excess of 40 hours per week is likely.

Job Type: Full-time

Pay: $22.00 - $22.50 per hour
