Job Description
Job Purpose
Housekeeping positions at Moreland Courts Condominium Association, Inc. (MCCA) is first and foremost responsible for assisting MCCA residents. It is important to note that our Housekeeping Team is critical with maintaining the highest of standards that our residents have come to expect.
 
 General duties performed by the Housekeeping Department involve, but not limited to, maintaining all main lobbies, foyers, hallways, stairways, elevators, public restrooms, laundry rooms and staff offices in compliance with our Standard Operating Procedures (SOP’s).  
 
Requirements:

·         Must maintain a neat and clean appearance. Must adhere to the uniform policy.
·         Must possess good oral communication skills and be able to read and write English.

·         Report to work on time and stay to the end the shift.

·         Must be able to lift a minimum of 30 pounds.

·         Must be able to climb significant number of stairs.

·         Have and maintain a clean criminal history.

·         Must meet drug free workplace policy requirements.

·         Must remain physically fit to perform all required duties.
·         Assist staff and residents in maintaining a safe and secure environment for all residents and visitors.
·         Provide any needed assistant to residents, employees, visitors and the public.
  • Complete detailed shift logs as required.  
  • Maintain key control.
  • Maintains a telephone number by which the security officer can be reached on a 24-hour basis to assure availability in case of an emergency or call offs.
  • Maintain confidentiality of information regarding MCCA Residents and Employees.
  • Always carry a MCCA radio and adhere to all radio policies per the MCCA Employee Handbook.
 
Appearance:
Housekeeping uniforms must be an MCCA issued uniform. The uniform includes khaki Polo shirts (both long and short sleeve) and blue cargo pants. Shirts must always be tucked in. You are responsible for providing your own socks and non-slip shoes.  It is the Housekeeping Employee's responsibility to clean, press, and otherwise keep their uniforms or outfits looking presentable. No variation to the MCCA uniform is allowed unless prior approval is given by Management. Management reserves the right to ensure that all employees maintain a professional appearance and reserves the right to enforce limitations as they see fit.

 
Explanations of Duties:
1.      Assist the Residents: Assisting the residents is ALWAYS your number one priority. They come first no matter what else you are doing. Respond immediately to all residents requesting help. Open doors for residents and pro-actively offer to help residents and their guests. Help shall be offered even if no one directly asks for it.

2.      Trash Cans: Empty all trash receptacles in Business Offices, Laundry rooms and Public Restrooms.

3.      Clean & Maintain Floors: Vacuum or sweep all hard surface floors as assigned, including ground level floors that connect laundries and lockers. Mop your assigned areas weekly. Spot mops are expected throughout the week by examining noticeably unclean areas. Floors will be kept consistently clean and dirt/dust free. Vacuum all carpet traffic lanes as assigned; high traffic areas are to be vacuumed daily to prevent ground-in dirt and excessive wear.

4.      Dust: Dust all furniture and move furniture as necessary including couches, chairs, lamps etc., and dusting behind and underneath. If you need help in moving any type of furniture notify maintenance. Dust all light fixtures and corners including the ceilings to ensure the area is clear of dust and cobwebs.

5.      Clean and Maintain High Traffic Surface Areas: Clean phone receivers, hand railings and doorknobs in all service areas with disinfectant; phones will be maintained in a sanitary condition.

6.      Clean Public and Security Office Restrooms: Clean and sanitize public restrooms, including waiting rooms; the entire sink, toilet, and floors. Ensure that the space is stocked with hand soap, toilet paper and paper towels. This will be done twice a day. All stalls and walls will be cleaned and sanitized bi-weekly. These spaces will be touched up as needed throughout the day.

7.      Clean Elevators: Thoroughly clean all elevators.  This includes the polishing of brass railings, brass plates backing floor buttons, vacuuming carpeting, cleaning and maintain the elevator tracks and disinfecting phone receivers.  

8.      Clean Glass:  Front entry glass will be cleaned daily and periodically throughout the day. Examine and spot clean all glass, walls, doors and door frames, removing noticeable smudges, dirt etc.  Public areas will be maintained in a noticeably clean condition.  

9.      Stairwells:  Examine all stairwells daily. Spot clean any areas which are noticeably unclean; stairwells will be kept consistently clean and dirt/dust free. Clean banisters entirely including the railings, landing posts and the spaces in between the rails.

 
General Work Conduct
 
·         At the beginning of your shift begin your Check-in Checklist. After completing the Check-in Checklist, adhere to the daily, weekly, and monthly cleaning schedules. 
·         All the end of your shift, complete your Check-Out Checklist. 
·         Demonstrate the following at all times:

o   STRESS TOLERANCE and FLEXIBILITY: Works productively and effectively when faced with stressful work situations and time pressures and has the ability and willingness to change style or approach in response to differing circumstances or to work in ambiguous situations.
o   PRESCENSE: Ability to maintain a 40 hr. per week work schedule. Each shift will have a scheduled (1) 30-minute lunch and (2) 15-minute breaks. 
 
Knowledge and Skills
 
Must possess knowledge and skills to be able to explain and demonstrate that the essential functions of the job can be performed.  
 
·         Needs to be thorough, reliable, responsible, honest, organized, flexible and be service-oriented.

·         Reliable transportation. 

·         Always use good safety habits. 

·         Neat, clean appearance. 

·         Excellent customer service and communication skills.
·         To have good working knowledge of housekeeping operations and safety practices.
·         Ability to relate well to the diverse populations of neighboring area and MCCA population.
·         Effectively use interpersonal and communication skills.
·         Effectively use organizational skills and paying attention to detail and following through to produce intended results.
 
Work Experience
 
·         Three-years of related work experience in the housekeeping industry.
 
Education
 
·         Must have a high school diploma or equivalent.
