NOW HIRING: Building Maintenance & Construction Project Supervisor

Annual Salary: $85,000 to $95,000. Plus Commission: Up to $30,000 annually with the possibility of much more!

Must be bilingual in fluent Spanish and English!

Full-Time, 8 hours per day, Monday-Friday from 8:00 AM to 5:00 PM, 1-Hour lunch break. Weekends off!

POSITION SUMMARY: The Maintenance and Construction Manager is responsible for comprehensive management of a designated construction and maintenance portfolio. This role involves overseeing the entire lifecycle of construction projects, including planning, execution, and completion. The manager is tasked with scheduling, supervising, and providing oversight for maintenance technicians, as well as managing designated maintenance coordinators and inspectors. Budget preparation and design are integral aspects of the role, requiring financial acumen to ensure projects align with allocated resources. Effective communication with clients is paramount, involving customer service, addressing concerns, and resolving issues in a timely manner. Furthermore, this role is a heavily sales-oriented position with an expected monthly sales target of $125,000.00. It is worth noting that all clients are in-house, and there is no cold calling involved. The Maintenance and Construction Manager plays a pivotal role in ensuring the success and efficiency of the construction and maintenance operations within their assigned portfolio.


JOB DUTIES

  • Conduct property inspections as required.
  • Estimate project costs and provide quotes for clients.
  • Manage the procurement of materials as necessary.
  • Monitor project budgets and costs to ensure adherence to financial constraints.
  • Handle billing processes for construction projects.
  • Supervise and schedule a team of maintenance technicians.
  • Provide guidance and oversight to a team of maintenance coordinators (2) and inspectors (1).
  • Conduct performance evaluations for direct reports.
  • Approve payroll for direct reports.
  • Implement quality control measures for projects as needed.
  • Assist in the creation and adherence of property budgets when necessary.
  • Regularly communicate with clients, tenants, and colleagues through various channels (text, phone, email)
  • Track and report sales numbers for the portfolio on a weekly basis.
  • Troubleshoot and solve problems as they arise.
  • Utilize software tools such as Appfolio, Quickbooks, QB Time, and iScout/KPA in daily tasks.


EXPERIENCE & REQUIREMENTS:

  • Estimating and Project Management: A minimum of 3 years of hands-on experience in the construction field, specifically in estimating project costs and managing construction projects from inception to completion.
  • Team Leadership: At least 3 years of experience in a leadership role, demonstrating the ability to effectively lead and manage a team of 10 or more staff members, with a focus on supervision, scheduling, and performance evaluation.
  • Tech-Savviness: Proficiency in using computers and relevant software tools to efficiently carry out job responsibilities.
  • Bilingual Proficiency: Fluent in both English and Spanish, as bilingual proficiency is a crucial requirement for effective communication with clients and team members.
  • Property Management Experience (Preferred): Preference will be given to candidates with experience in property management, demonstrating an understanding of property budgets, maintenance coordination, and client interactions within the real estate industry.


ADDITONAL REQUIREMENTS:

  • Unexpired valid CA Driver License.
  • Reliable transportation and vehicle insurance.
  • Must clear background check, drug test, and driving record check.
  • Must provide 3-professional references (Previous or current boss, manager, supervisor – No friends or family).
  • Must meet requirement of legal right to work in the U.S.A.

  • Construction Industry Knowledge: Possess a deep understanding of the construction industry, including familiarity with various trades, construction methods, and industry-specific terminology. This competency involves staying updated on trends, materials, and best practices within the construction field, contributing to informed decision-making and effective communication with construction professionals and stakeholders
  • Project Management: Demonstrated ability to plan, execute, and complete construction projects within specified timelines and budgets.
  • Budgeting and Financial Management: Proficient in estimating project costs, creating budgets, and tracking expenses to ensure projects remain within financial constraints.
  • Leadership and Team Management: Experience in effectively supervising and scheduling maintenance technicians, coordinators, and inspectors, with the ability to conduct performance evaluations and approve payroll.
  • Client Communication and Customer Service: Strong interpersonal and communication skills to interact with clients, tenants, and colleagues, providing timely updates, addressing concerns, and ensuring customer satisfaction.
  • Problem Solving: Proven ability to identify and resolve issues promptly and efficiently, demonstrating a solution-oriented mindset.
  • Quality Control: A keen eye for quality assurance, ensuring that construction projects meet established standards and specifications.
  • Procurement and Supply Chain Management: Skill in ordering materials as needed and managing the procurement process effectively.
  • Technical Proficiency: Familiarity and competence in using relevant software tools such as Appfolio, Quickbooks, QB Time, and iScout/KPA.
  • Sales and Business Acumen: Demonstrated ability to meet sales targets, with a focus on achieving a monthly sales goal of $125,000.
  • Communication Skills: Strong written and verbal communication skills to convey project updates, quotes, and information to various stakeholders.
  • Adherence to Regulations: Knowledge of relevant industry regulations and the ability to ensure compliance in construction and maintenance operations.
  • Time Management: Effective prioritization and organization skills to manage multiple tasks and responsibilities efficiently.
  • Adaptability: Ability to adapt to changing circumstances, new technologies, and evolving project requirements.
  • Analytical Thinking: Capacity to analyze project data, sales numbers, and financial information to make informed decisions.
