Job Description

We are seeking a Concrete Project Manager to join our team!  You will be responsible for the management and delivery of technology-related projects across various departments.  

In coordination with the general manager and field supervisors, design a work plan for each project to meet the project's requirements while performing the work as efficiently and productively as possible to meet the project budget.  The Project Manager shall work at all times in the direction of the general manager, who shall be solely responsible for evaluating your performance.

The Project Manager position is responsible for the planning, administration and oversight of projects. The primary responsibilities of this position are:

Manage each assigned project, to include:

  • Administrative set-up and close-out of the project,
  • Completion of required design elements, submittals and any other project documentation,
  • Ordering material and scheduling of equipment and subcontractors, coordinating with the general superintendent and field supervisor,
  • Monitoring all aspects of each project against the project budget, including maintaining the project documents,
  • Update and price all change requests and change orders
  • Work with the accounting staff for billing the project based upon the completion status and billing requirements
  • Work with General Superintendent and help manage and direct field supervisors so that field operations are properly supervised and monitored
  • Serve as the primary contact with clients, general contractors, subcontractors, material suppliers and field supervisors, attending pre-construction and project meetings.

Requirements of the Position

  • Superior knowledge of the trade, including fieldwork, technical requirements, code requirements and safety/ OSHA requirements
  • Understanding basic accounting and job cost concepts necessary to determine completion, billing, production, profitability, etc.
  • Strong computer skills, including scheduling, spreadsheet and word processing software
  • Ability to use the following software; Procore, Sage 300, Planswift, Proest, Excel, Word, and MS Project
  • Strong management skills, with the ability to plan, organize and prioritize tasks
  • Effective communication skills, oral and written
  • Ability to work with adequate supervision
  • Customer service driven
  • Professional appearance and demeanor
  • Able to work cooperatively with others
  • Leadership and supervisory skills, with the ability to manage people

Specific Duties of the Position

  • Promote Safety
    • Continually and effectively communicate safety policies and procedures to employees to ensure compliance at a company and OHSA level.
    • Review and monitor any job-specific hazards or concerns with appropriate personnel (safety director, field supervisor, and foreman).
    • Perform onsite inspections periodically to ensure compliance with safety policies and procedures.
    • Give positive feedback and/or recognition for safe work habits.
    • Apply disciplinary action – per company standard and in cooperation with the safety director – to employees who violate safety policies.
  • Design and document a work plan
    • Review all plans and specifications to gain a complete understanding of the scope of work.
    • Review value engineering opportunities to negotiate/reduce the pricing of materials, subcontractors and equipment before designing and releasing submittals.
    • Conduct planning meeting(s) with appropriate personnel before the start of work. To develop an overall work plan to meet the project requirements most efficiently.
    • Communicate with field supervisors to ensure they have appropriate knowledge regarding schedule, budget and overall work plan. Coordinate and conduct status meetings when necessary.
    • Determine any safety issues or hazards and review with field supervisors and safety director.
  • Implement the work plan
    • Prepare and submit submittals.
    • Coordinate and schedule subcontractors, employees and equipment with the involvement of the Field Supervisor.
    • Order all materials and coordinate delivery with Field Supervisor.
    • Upload items into Procore - maintain your project on Procore.
    • Prepare Job File containing essential information for appropriate personnel.
  • Manage the project
    • Continuously monitor the project budget and schedule to identify and address any variance as quickly as possible.
    • Maintain and monitor the Procore draft billings for your project to ensure the project is staying within budget and on schedule.
    • Perform all billing of the project, according to contract specifications and company procedures.
    • Negotiate and obtain any change orders – properly executed and completed.
    • Communicate any changes or updates in the scope of work to the field supervisor.
    • Coordinate and conduct status meetings with field supervisors as necessary.
    • Communicate the status of projects and any potential issues or outcomes to the General Manager promptly.
    • Perform onsite inspections periodically to ensure that work is being performed to quality standards and customer expectations.
  • Serve as the primary point of contact
    • Provide the client project status reports and any other required notifications, per client or company standards.
    • Communicate any schedule, cost, or any other issues with the client, by the contract.
    • Coordinate project close out with the client.
  • Administrative Responsibilities
    • Review all documents (contracts, safety requirements, other client required documents, billing forms, lien waivers, etc.) and communicate them to the appropriate personnel.
    • Review any client-supplied contract thoroughly to ensure it is consistent with the scope of work as bid; if the client does not provide a contract, supply the standard company contract to the client.
    • Coordinate with Job Administrator to ensure the job is properly set up.
  • Perform post-job review with Field Supervisor and General Manager to determine the project's positive and negative points to better budget, bid, and plan and perform future projects.
  • Any other duties defined and assigned from time to time by the general manager.
