Department: Denver & CO Springs Field Office (reports to the General Manager)

Your Role:

As the Reactive Maintenance Manager, you'll play a pivotal "tip of the spear" role building out the company’s first team of Maintenance Technicians in the Denver & CO Springs market. Your leadership, ongoing coaching, and mentorship will be instrumental in attracting and retaining best in class team members and nurturing a team that not only excels in technical skills but also drives customer satisfaction as the primary point of physical connectivity to our residents and homes. Your obsession with operational excellence and resident experience will be key to delighting our residents. The Reactive Maintenance Manager will steward a “Delight our Residents” ethos that aligns the Maintenance Technician objectives directly with resident satisfaction and the business’ needs, emphasizing the importance of quality, responsiveness, and a positive resident experience in every maintenance interaction.

What will you be doing?

Accountabilities:

  • Team Leadership and Management: Attract, retain, lead and manage a team of Technicians, ensuring they are well-trained, motivated, and equipped to handle maintenance work orders and home preparations efficiently.
  • Work Order Oversight: Supervise and coordinate the response to maintenance work orders, ensuring high-quality workmanship and timely completion.
  • Quality Control: Regularly complete “ride alongs” and inspect completed work orders to ensure they meet company standards and customer expectations for quality.
  • Resource Allocation and Scheduling: Collaborate effectively with centralized dispatch and route optimization teams to allocate resources, including personnel and equipment, to maximize productivity, utilization, and meet operational demands.
  • One Team Integration: Collaborate across functions in-market and with centralized support functions to proactively share information and achieve the best business outcomes.

Competencies:

  • Leadership and Team Building: Strong leadership skills to inspire, manage, and mentor a team of technicians, fostering a positive and productive work environment.
  • Technical Expertise: Proficient in various aspects of home maintenance and renovation, overseeing a mobile team equipped with fleet vehicles. This includes proficiency in conducting thorough vehicle and stock inspections, ensuring the safety of the vehicles and the adequacy of on-board equipment and supplies for maintenance tasks.
  • Organizational Skills: Excellent organizational and planning skills, crucial for managing multiple tasks and schedules effectively.
  • Problem-Solving and Decision Making: Ability to quickly assess situations, identify problems, and make informed decisions to resolve issues effectively.
  • Communication Skills: Strong verbal and written communication skills for clear and effective coordination with team members, management, and other stakeholders.

Key Performance Indicators (KPIs):

  • Team Productivity: Measure the productivity of the Maintenance team, including the number of work orders completed on time and to standard.
  • Operational Efficiency: Assess operational efficiency, including resource utilization, time management, and adherence to budget constraints.
  • Delight our Residents: Meet or exceed company targets for resident satisfaction scores, frequency of rework or callbacks, and positive resident feedback mentions per quarter.

*Applicants holding a real estate license will need to have their license assigned to one of the company’s brokerages after 30 days of employment.

Qualifications:

Preferred Qualifications: 5+ years of maintenance supervisory or management experience with progressive responsibility in Single Family Rental, Multifamily, maintenance, or facilities management and a history of successfully building these programs from scratch in an operationally intensive, technology-enabled environment.
