We are seeking a seasoned Pre-Construction Manager specialized in managing projects through the Construction Management at Risk (CMAR) delivery method to join our team!
This role demands a strategic thinker with robust analytical skills and an in-depth understanding of CMAR and its implications on project planning, budgeting, and execution. The successful candidate will lead the pre-construction phase, ensuring projects are meticulously prepared to meet our stringent quality standards, financial constraints, and timeline requirements, all while maximizing value for our clients.
The Qualifications for the Pre-Construction Manager are:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
- Minimum of 7 years of experience in construction management, with extensive experience managing pre-construction phases for CMAR projects.
- Deep knowledge of the CMAR delivery method, including its financial, legal, and operational implications.
- Exceptional analytical skills, with a proven ability to manage complex budgets and develop cost-effective project plans.
- Strong leadership and communication skills, capable of driving team collaboration and stakeholder engagement.
- Proficiency in construction management software and advanced project planning tools.
- Up-to-date with industry trends, construction methodologies, and regulatory compliance requirements.
The Key Responsibilities for the Pre-Construction Manager are:
- Spearhead the pre-construction process for projects delivered through the CMAR method, emphasizing collaborative project planning, cost management, and risk mitigation.
- Engage in early collaboration with project owners, architects, engineers, and other stakeholders to define project scope, objectives, and deliverables, ensuring alignment with the CMAR framework.
- Develop accurate and comprehensive project budgets and cost models, incorporating value engineering and life-cycle costing to optimize project value.
- Lead risk assessment efforts, identifying potential project risks early in the pre-construction phase and devising effective mitigation strategies.
- Facilitate the Guaranteed Maximum Price (GMP) negotiation and agreement process, ensuring transparent and fair pricing that reflects the project’s scope and complexity.
- Oversee the development of detailed project schedules during pre-construction, ensuring a seamless transition to construction phases and adherence to project timelines.
- Cultivate strong relationships with a network of subcontractors and suppliers, conducting thorough pre-qualification assessments to ensure their capability and reliability.
- Ensure project designs are reviewed for constructability, sustainability, and efficiency, providing feedback and recommendations to design teams.
- Promote an integrated team approach, fostering open communication and collaboration among all project stakeholders throughout the pre-construction phase.
