Jokake’s Need:
Jokake Construction Services is in need of an energetic and proactive Superintendent who will be responsible for all field operations pertaining to a commercial construction project. Responsibilities include monitoring and maintaining safety, development of the subcontractor’s scope of work, managing self-performing labor force, and creating and updating project schedules. The Superintendent will maintain general condition costs, manage subcontractor quality and schedule performance. In addition, this position is charged with controlling Jokake’s site quality control program and maintaining daily reports, and other project tracking logs.

 

Construction Superintendent’s Skillset & Experience:
• Minimum of three to seven years of experience as a construction Superintendent or in a related position is required.
• Minimum of 3 years of experience professionally managing the following types of commercial (office, retail, hospitality, food services) projects and related jobs:
o Commercial tenant improvement projects
o Commercial ground up projects
o Commercial projects in occupied spaces

 

• Ability to manage a project from mobilization and job start through closeout.
• Must be capable of verifying layout per design drawings and have a clear understanding of details and finishes.
• Knowledge of safety protocols and the ability to complete Safety Check Lists, Infection Control Plans, and Pre-construction Task Plans.
• The ability to document daily activities and complete reports and appropriate paperwork completely and in a timely manner.
• The ability to complete special reports and/or forms required by the owner (i.e. system shutdown requests, heat, smoke and/or dust permit, etc.).
• Knowledgeable regarding the roles of each subcontractor, as it pertains to specific project and the ability to schedule said subcontractor accordingly.
• Proficient at managing onsite crews in order to maintain the schedule and continually inspecting and verifying installations of materials/products to ensure quality.
• Professionally manage relationships with subcontractors while professionally partnering with clients.
• Skilled at maintaining good standing with all jurisdiction agencies.
• The ability to establish and ensure adherence to onsite and related rules and regulations.
• Experience planning and executing successful utility shut down procedures.
• The skillset to review and maintain job cost reports.
• Willingness and aptitude to train less experienced superintendents and office personnel as needed.
• Have the endurance to travel through jobsites, in various conditions for extended periods time. Other physical activities may include but are not limited to climbing, crawling, lifting, and carrying construction related objects.

 

Construction Superintendent’s Technical Competencies:
• Thorough understanding of design concepts of mechanical systems and controls including central plant equipment. Firsthand experience troubleshooting mechanical systems, controls, and balancing issues.
• Skilled at creating and managing the master schedules with CPM strategies. The ability to do so with multiple scheduling software products.
• Possess a firm understanding of the project’s critical path and has the ability to communicate regarding the critical path.
• Experience being directly responsible for MEP coordination on projects must be capable of MPE design review & verify layout.
• Experience in the development and management of a quality assurance and control program.
• Thorough knowledge of construction related contracts and the ability to understand them from the owner’s and GC perspectives.
• Able to research scope of work and submittal content prior to coordinating work in effort to know how to effectively manage each trade and ensure that their work conforms to General Contractor Prime Contract obligation.
• Minimum intermediate knowledge of Microsoft Office Suite, including Microsoft Projects
• Experience working with Bluebeam is preferred.

• Ability to present to clients, lead owner’s meetings and provide a professional overview of the status of a project.
• Ability to learn quickly, adapt and flex in response to competing business demands and changing priorities.
• The ability to communicate professionally and effectively through all mediums, to staff, management, peers, business partners, clients, and visitors.
• Motivated, competitive, and proactive in addressing challenges and opportunities.
• Ethical, trustworthy and must be able to always maintain confidentiality.
• Strong organizational skills. The ability to meet strict deadlines with a high attention to detail and low tolerance for errors.
• Ability to multitask in a high volume, fast paced environment.


Certifications & Trainings
• OSHA 10 is required
• OSHA 30 is not required to start as a Superintendent but is required to maintain the position and for advancement.
• Knowledge of Quality Assurance, Quality Control (QAQC)
• Knowledge of ISO Standards
• Knowledge of Leadership in Energy and Environmental Design (LEED) is beneficial but not required.
• Active participation in industry and sector related organizations and associations
