SUPERINTENDENT FOR RESIDENTIAL PROPERTY
Our company is a Residential Services expert with properties throughout New Jersey. We are seeking an experienced Superintendent trained in plumbing, electrical, heating and cooling system management and have managed vendor relationships in support of maintaining these systems.
The Live in Super must have a Black Seal: Low Pressure License , Fire Safety Management License: Over 5 Years of experience as a “Live in Super” for High Rise Buildings .Experienced in heavy plumbing , cooling systems managing cooling tower seasonal and must be mechanically inclined to operate water pump shut off system .

Salary: 65,000 / Annually
Job Responsibilities:
- Responsible for the completion of all maintenance service requests as assigned. Uses the Work Order System to log and track open work orders and closes work orders on a timely basis.
- Communicates open and closed work orders to Property Management and includes cost information as necessary for proper billing.
- Inspect and Maintain all common areas and be knowledgeable of cleaning equipment and supplies including power washers, snow removal equipment, floor stripping/polishing etc.
- Maintain all storerooms, locker rooms and employee areas. Be neat and presentable. Maintain immediate work area.
- Walk property daily and promptly report any issues which need to be addressed with maintenance staff and/or Property Manager. Make notes of work to be done and special projects required and submit work orders through the system.
- Maintain inventory levels of both cleaning and maintenance supplies as well as develop and manage inventory control lists. Work with Property Manager to manage budgets.
- Assist with any reasonable request from any resident immediately without hesitation and promptly report and log such instances. Work with any outside vendors performing maintenance on building and give recommendations the property manager.
- Communicates company information and announcements on a timely basis to the staff who report to the site. Acts as an advocate to direct Adamas employees. Follows the Adamas
- Chain of Command by informing Adamas management first of any and all site issues then informs Property Management after a clear plan has been created and agreed upon by Adamas management team.
- Reviews and approves employee timesheets weekly to ensure accurate and timely payroll processing.
Must be professional, courteous and friendly and have verbal communication skills that meet the demands of property management, residents and vendors.
