Salary: $105,000-$125,000

What we need:

We’re hiring a Project Manager to join our team. This role will be focused on high value corporate interior, lab, and life sciences projects, specifically in the Denver metro area. Ideal candidates have 5+ years of experience running complex, high value corporate interior projects.


Qualifications:

Candidates should have at least five years of experience as a Project Manager in commercial interior construction. Top candidates will have a degree in construction management, architecture, or project management, but there is no specific degree requirement. Candidates must to proficient in building schedules, scope development and review, contract review, financial management, and risk management. Additionally, candidates should be skilled in client retention, relationship management, and team building. This is a technical role that also requires a high level of engagement and empathy-centered people management.


Role & Responsibilities:

General:

  • Manage client relationships
  • Develop & maintain good relationships with architect, owners, ORs, etc on projects
  • Train PEs with support from PX
  • Communication: proactive outreach to project partners, particularly phone and verbal communication, to get answers quickly, follow up with email documentation
  • Build new relationships within the industry and be aware of new opportunities
  • Participate in extracurricular industry activities and organizations
  • *Manage more work, more people, and your time effectively
  • *Establish a comfort level with interviewing and pitching for new business
  • *Autonomy on your project: ability to delegate properly and understanding when to escalate to a PX
  • *Come to your PX with a problem, and a solution, and be ready to execute with their approval & oversight
  • *Have an understanding of project priorities and how to manage multiple tasks, and create your own order of operations, with PX support
  • *Own and present team process trainings


Technical:

  • Review Prime Contract with PX
  • Memorize and internalize the critical details on a project
  • Drawing and construction document review - ensure folders are set up properly with clean, up to date templates and proper file structures and naming conventions - can be delegated to PE but PM should review 
  • Manage permit process with some delegation to PE
  • Send accounting questionnaire and ensure delivery to Accounting
  • Kickoff: discuss where to give and where to set boundaries with PX
  • Participate in kickoff meeting
  • Create Schedule with Superintendent - in person required
  • Subcontractor awards & buyouts - final approval of sub list & values from PX
  • Create scope documents/Exhibit A for all Work Orders
  • Create SOV and have final version approved by PX after buyout
  • Manage financial master, delegate some data entry to PEs
  • Pencil draw creation & submission to owner
  • Set hard deadlines with subs for CO/claims approval each month
  • Set hard deadlines with subs for pencil values each month
  • Set weekly check in with super prior to setting OAC agendas, and then review with PX
  • Lead OAC meetings, delegate agenda & minutes to PE & review
  • Manage RFI process - can be delegated to PE but needs to be reviewed by PM - Supers draft field RFIs but PM reviews and submits - verify first between sub and super to ensure it’s not in drawings before submission
  • Review submittal process for PEs
  • Manage Claims with oversight from PX
  • Closeout: review where we gave in and where we said no, lessons learned
  • Final financial reconciliation - email documentation can be drafted by PE but needs to be sent by PM - with support from PX
  • Facilitate punch list
  • Job cost details & recovery - manage GRs & contingency
  • Estimate a project with approval from PX & estimating
