Construction Manager

A well established and active real estate development and management company is seeking an enthusiastic, conscientious, well-organized professional Construction Manager who has the ability to work in a fast-paced environment. In this dynamic and challenging position, this person will be expected to be involved in the management of extensive HVAC systems, access control, security systems, fire alarm systems, locks, specialized interior fit outs, etc.

EDUCATION & EXPERIENCE

Bachelor’s degree preferably in Construction Management, Architecture or Engineering. 8-10 years practical experience as a Project Manager or Construction Manager in a real estate development firm or construction company. Candidate must have superior computer skills, including Microsoft Word, Excel, PowerPoint, Project, etc. Must be able to work independently and be self-motivated, while communicating effectively with management. Candidate must possess excellent verbal and written communication and organizational skills. Candidate must be resourceful and possess above average analytical skills.

The ideal candidate must be able to demonstrate experience in the following:

• Experience in commercial and residential construction project management under both the FL and NJ Building Codes. The position is based in Ft Lauderdale, FL but requires routine travel to northern NJ to supervise projects in both states. Minimum travel requirement is 1 week/ month in NJ.
• Create and maintain a highly organized file structure which allows for rapid retrieval of project information for projects that may span 2+ years in duration. Upon successful completion of each project, ensure closure on all post-construction activities (eg. securing final lien releases, recording warranties, releasing retainage, etc.) and prepare files for long term storage.
• Ability to manage multiple projects simultaneously. Projects may range from simple Landlord tenant improvements of commercial spaces from 1,000 to 15,000 SF to multi-million dollar, mixed-use new construction.
• Implement facility renovation projects and manage preventative maintenance plans to ensure all assets meet institutional quality.
• Must be able to prepare & negotiate contracts in AIA format for both small and large scale projects to include developing the scope of work, project specifications, the project budget, and bid forms.
• Supervise the full cycle of a construction project.
• Superior ability to build and maintain vendor relationships. The company desires to build a strong vendor base with all professional services (eg. Architect, MEP, Civil) and with all subcontractor trade disciplines.
