Condominium Associates began managing condominium and homeowner associations in the Tampa Bay area in 1982 and presently have offices in Pasco, Pinellas and Hillsborough counties. We are a full-service association management company providing services in the areas of facilities management, financial management and administration.

Are you ready to take your maintenance career to the next level? Condominium Associates is seeking a skilled and motivated Maintenance Technician to be an integral part of our thriving organization. As a Maintenance Technician, you will contribute to the seamless operation of one of our communities, ensuring they are running at peak efficiency. We are looking for individuals with a strong technical background, excellent problem-solving skills, and a commitment to maintaining a safe and productive work environment.


Responsibilities:

  • Conduct routine inspections and preventive maintenance on machinery and equipment.
  • Diagnose and troubleshoot mechanical, electrical, and hydraulic issues.
  • Perform repairs and adjustments to ensure optimal performance.
  • Monitor and maintain building systems, including HVAC, plumbing, and electrical systems.
  • Address facility-related issues promptly to ensure a safe and comfortable working environment.
  • Keep accurate records of maintenance activities, including work performed, parts used, and equipment condition.
  • Provide input on equipment maintenance schedules and improvement initiatives.
  • Adhere to safety protocols and guidelines during maintenance activities.
  • Identify and address potential safety hazards to maintain a secure workplace.
  • Work closely with production and operations teams to prioritize and address maintenance needs.
  • Communicate effectively with supervisors and team members regarding maintenance issues and solutions.
Requirements:

Qualifications:

  • Strong knowledge of mechanical, electrical, and hydraulic systems.
  • Knowledge in life safety (fire alarm system panels, relays, flows and tampers) to trouble shoot and identify problems in the fire system and minimize the cost-of-service calls when life safety parts fail.
  • knowledge in building automation systems (understands differential pressure, Delta-T, and heat exchangers)
  • Ability to read and interpret technical manuals and blueprints.
  • knowledge in wet and dry fire sprinkler systems, diesel and electric fire pumps, and fire pump controls and transfer switch operation.
  • knowledge in house plumbing systems (domestic water booster pumps, wastewater and vent risers, p/t systems, and the importance of pressure reducing stations and how they work)
  • Knowledge of safety regulations and a commitment to maintaining a safe work environment.
  • Strong knowledge of mechanical, electrical, and hydraulic systems.
  • Ability to read and interpret technical manuals and blueprints.
  • Excellent problem-solving and troubleshooting skills (locate water leaks, electrical, and mechanical)
  • Knowledge of safety regulations and a commitment to maintaining a safe work environment.

Education and Experience:

  • High School Degree or equivalent; technical certification or relevant degree is a plus.
  • Proven experience as a Maintenance Technician
  • At least 3 years in a mechanical role.

Physical Requirements:

  • Prolonged periods standing and walking.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to 50 pounds at a time.
