Job Description

The role/occupant is responsible for leasing units to qualified prospects in order to increase occupancy and help the property earn money.

JOB DOMAINS (ESSENTIAL FUNCTIONS):

JOB DOMAINS (KEY RESPONSIBILITIES):

DOMAIN 1 - STRATEGIC TRAFFIC GENERATION

  1. Forge partnerships with local businesses to enhance property visibility.
  2. Work closely with locators to attract potential tenants.
  3. Launch referral programs for current tenants, offering incentives for successful referrals.
  4. Perform market research to stay ahead of industry trends.
  5. Visit competitor properties to adopt effective leasing strategies and closing techniques.

DOMAIN 2 - PROSPECT ENGAGEMENT AND CONVERSION

  1. Handle inquiries and schedule appointments to showcase leasing opportunities.
  2. Offer a warm welcome to prospects and capture essential information through guest cards.
  3. Match prospect needs with property offerings, focusing on unit types, pricing, and amenities.
  4. Redirect prospects to other properties within the portfolio when necessary.
  5. Require photo identification prior to property tours for safety.
  6. Emphasize the property's advantages to persuade prospects using strategic closing methods.
  7. Conduct follow-up communications to solidify interest.

DOMAIN 3 - APPLICATION VERIFICATION AND LEASE PROCESSING

  1. Conduct thorough checks on applicant backgrounds, including credit, rental history, and employment.
  2. Promptly communicate the outcome of applications.
  3. Organize lease paperwork for new tenants, ensuring a smooth move-in process.

DOMAIN 4 - RESIDENT RETENTION AND SATISFACTION

  1. Respond to maintenance requests promptly, ensuring resolution is satisfactory.
  2. Follow up with residents about the quality of maintenance work.
  3. Participate in organizing community events to boost resident engagement and satisfaction.

DOMAIN 5 - OPERATIONAL SUPPORT AND OVERSIGHT

  1. Assist in financial management tasks, such as rent collection and handling late payments.
  2. Support the creation of reports and conduct lease file audits for accuracy and compliance.
  3. Ensure units meet property standards before tenant move-in.
  4. Engage in professional development through training initiatives.

DOMAIN 6 - ADDITIONAL RESPONSIBILITIES

  1. Maintain a professional appearance and adhere to prescribed attire guidelines.
  2. Display a friendly and professional attitude towards residents, clients, and visitors.
  3. Foster a positive team environment through constructive interactions with colleagues.
  4. Undertake additional tasks as directed by the Property Manager.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

  1. Strong literacy and communication skills.
  2. Experience in leasing, sales, or a closely related field, with management experience being a plus.
  3. Knowledge of property management basics.
  4. Professional appearance and demeanor.
  5. Excellent interpersonal skills, with the ability to engage with diverse individuals.
  6. Self-confidence, assertiveness, and resilience.

PHYSICAL DEMANDS

Working Conditions: Extensive walking and climbing (stairs), frequent sitting, computer use, stooping and kneeling, moderate stress, light lifting, carrying and travel on property.

Physical Requirements: Extensive mobility and good physical condition.

Required Personal Protective Equipment: Goggles, gloves and dust protector masks.

Work Environment: Primarily inside, secondarily outside, work around traffic areas, slippery or uneven walk areas, and exposure to dust, insects, animals, weather, humidity and the general public.

Physical Requirements: Seeing, hearing, mobility and excellent physical condition.

Hazards: Vehicle, slip and fall.

Required Personal Protective Equipment: Seat belt and correct shoes for walking the property.
