Your Role at Sephora:

Ready for a career glow up? As Lease Audit Manager, you'll be managing US & Canadian lease audit & co-tenancy programs. The work you do will impact beauty, as you accurately and timely enforce lease provisions. What You'll Do:

  • Manage the US & Canadian lease audit & co-tenancy programs.
  • Accurately and timely enforce lease provisions between Sephora and its landlords.
  • Audit annual landlord reconciliation invoices for common area maintenance, real estate taxes, insurance, utilities, percent rent, etc., to identify overcharges and obtain detailed documentation.
  • Directly responsible for the negotiation, settlement, and collection of multi-million dollar rent reconciliations uncovered during lease audits, as well as coordinating audit resolutions with the Accounting Team and other internal departments to ensure they are properly documented and allow for future savings through the invoice review process
  • Negotiate, settle, and collect multi-million dollar rent reconciliations.
  • Manage options, kickouts, termination rights tracker & assist with yearly updates to radius restriction tracker for strategic deployment plan & respond to ad hoc Lease Compliance requests
  • Research potential percent rent remedies/penalties resulting from remodel program closures and provide support to tax and real estate teams for landlord-initiated sales audits
  • Conduct expense analyses (e.g., vet expenses against lease language, compare to market rates, real estate base rent years and establish trend analysis)
  • Interpret lease terms and conditions for management, third-party lease compliance administrators, and the Accounting & Finance departments.
  • Report progress and results to management, including current and projected cash savings and risks.

What You'll Bring:

  • Bachelor's degree in Business, Accounting, or Finance, or a related field (strongly preferred).
  • CPA certification (strongly preferred).
  • 5-8 years of retail experience, ideally with a focus in Lease Compliance and/or Auditing.
  • Strong reporting and analytical skills with extremely high attention to detail.
  • High-level client service skills, attention to detail, demonstrate the ability to assign priority to multiple requests simultaneously, and remain cool under pressure.

  • Deep understanding of lease contracts and negotiations, including the ability to read, analyze, and interpret leases and related documents.
  • Knowledge of International Financial Reporting Standards (IFRS) and relevant laws, regulations, and standards.
  • Effective listening and interpersonal communication skills for responding to inquiries, addressing concerns, and fostering cooperative relationships.

The annual base salary range for this position is $117,000.00 - $131,765.00 The actual base salary offered depends on a variety of factors, which may include, as applicable, the applicant's qualifications for the position; years of relevant experience; specific and unique skills; level of education attained; certifications or other professional licenses held; other legitimate, non-discriminatory business factors specific to the position; and the geographic location in which the applicant lives and/or from which they will perform the job.Individuals employed in this position may also be eligible to earn bonuses.This job will be posted for a minimum of five days.
