DEPARTMENT: MAINTENANCE

FLSA STATUS: EXEMPT

JOB SUMMARY:
Under general direction of the Maintenance Director, this position is responsible for planning, organizing, directing, and supervising all functions and activities of the maintenance department.

JOB RELATIONSHIPS:
  • Responsible to the Maintenance Director
  • Positions Directory Supervised: Maintenance Engineers
  • Regular contact with all hospital departments, physicians, and the public

ESSENTIAL JOB FUNCTIONS:

General Maintenance Job Functions:
  1. Is responsible for repair, upkeep, and maintenance of buildings, grounds, and equipment for the entire hospital.
  2. Develops, implements, and logs a preventative maintenance program and sees that it is maintained.
  3. Inspects equipment periodically to see if safety standards are being met and efficient operation maintained.
  4. Supervises installation of equipment
  5. Purchases and acquires parts, supplies, and equipment
  6. Interprets blueprints and technical specifications
  7. Supervises adjustment of fuel feeds, velocity, location, and volume of air burned and combustion efficiency.
  8. Maintains operation of ice making, refrigeration, and air conditioning systems.
  9. Builds storages cabinets, tables, desks, and other furniture as needed for various departments
  10. Ensure compliance with safety regulations to avoid injury to self, others and equipment
  11. Acts as a liaison between Franklin Medical Center and any external service technicians or constructive personnel
  12. All other duties as assigned


Projects Coordinator Job Functions:
  1. Assist the Maintenance Director in the development of project management documents such as project budgets, schedules, plans, etc.
  2. Ensures that all necessary regulations and permits are obtained
  3. Organize, direct, control, and evaluate construction projects from start to finish according to approved schedule, specifications, and budget.
  4. Prepare and submit project status reports to the Maintenance Director and applicable management staff
  5. Delegate tasks to Maintenance personnel effectively and provide guidance when needed
  6. Manage project documentation, including contracts, purchase orders, invoices, and other project-related materials
  7. Orders necessary supplies, tools, and equipment
  8. Collaborate with other departments and teams to ensure project success
  9. Communicate with contractors, architects, engineers, etc. to ensure project success
  10. Ensures that all local, state, and national building codes and regulations and safety precautions are followed

Supervisory Job Functions:
  1. Ensures that all maintenance personnel are adequately trained
  2. Prepares weekly maintenance schedules and allocates work orders
  3. Supervises Maintenance Engineers and delegates work orders appropriately and efficiently
  4. Assists the Maintenance Director with performing performance evaluations on the maintenance engineers
  5. Supervises Maintenance Engineers to ensure that work orders are being done efficiently and in a timely manner

QUALIFICATION:
Education and Training: High school diploma or equivalent. Must possess a valid unrestricted driver's license.
Work Experience: A minimum of five years of maintenance and/or construction related experience is required.

Knowledge, Skills, and Abilities Required:
  • Ability to lead a team by being a good and efficient communicator
  • Ability to maintain a high level of organization by ensuring daily job allocation
  • Excellent time management and problem solving skills
  • Knowledge of building system such as plumbing, electrical, and HVAC
  • Ability to plan maintenance schedules for building systems
  • Ability to identify issues and determine repairs that are needed
  • Self-motivated and goal oriented
  • Excellent verbal and written communication skills
  • Ability to manage a team of employees and multiple projects


Physical Requirements: Must be able to sit, stand, bend, lift, push, pull, and move intermittently during working hours. Must have the ability to lift 25 pounds at a time. Must be able to cope with the mental and emotional stress of the position. Must possess sight and hearing senses, or use prosthetics that will enable these senses to function adequately. Must be able to work beyond normal working hours, in cramped spaces, and in adverse weather conditions. Required to be on-call for emergency conditions or situations. Must be in good general health and demonstrate emotional stability.
OSHA EXPOSURE CATEGORY: A Have occasional exposure to blood-borne pathogens.
