Property Manager

The Role

United Dwelling is in search of a property manager to oversee a portfolio of soon-to-be-built vacant properties and occupied ADUs (Accessory Dwelling Units) that will quickly grow into a significant volume of occupied homes. This manager will wear a number of hats as is common in a startup. From leasing and administration to implementing processes and solving unique problems, this role requires someone with a solutions-oriented mindset. Essential Job Duties and Responsibilities

  • Manage a small but growing portfolio of ADUs and small lot multi-family residential homes in accordance with company objectives and metrics
  • Manage a small but growing portfolio of vacant lots and properties from acquisition to construction start, ensuring security, cleanliness, and compliance with city regulations and owner standards
  • Maintain awareness of home inventory, including pricing, availability, lease expirations, market activity, and trends, and competitive available homes
  • Provide robust and timely feedback to the management team regarding market and home conditions, customer sentiment, and items that could improve or hinder performance
  • Facilitate the initial and renewal lease process including understanding resident needs, communicating requirements, and negotiating lease rates within guidelines set by asset management
  • Conduct diligent and accurate follow-up and ongoing communication with prospective and current residents within the expected timeline to finalize decisions to lease and/or renew.
  • Conduct in-person showings to prospective residents as needed
  • Provide exceptional customer service at all times by coordinating the resolution of resident concerns and questions that arise at any time during their experience
  • Develop and maintain first-class customer service relationships with future and current residents
  • Communicate with owners about property management offerings, as needed
  • Partner closely with leadership and stakeholders to address resident needs, identify trends and create solutions.
  • Adhere to all local, state and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws pertaining to real estate and property management
  • Responsible for all cash handling and accounts receivable management
  • Assist in oversight of maintenance operation
  • Specialize in Eviction and Small Claims Management, including case filing and updates, scheduling occupancy checks, and court preparation and appearances
  • Other duties as assigned
  • Create and maintain a high-service, customer-focused environment
  • Greet and assist prospective residents and answer incoming phone calls in a polite and professional manner
  • Amend lease templates and property management agreements with leadership approval
  • Keep sales team aware of property management offerings, as applicable
  • Responsible for handling property issues and general property condition assessments (GPCAs) while providing genuine care
  • Completes resident welcome calls and emails
  • Perform outbound delinquency calls to residents for rent collections
  • Maintain awareness of ongoing expectations and changes that occur
  • As business growth occurs, hire and manage leasing agents and maintenance staff

Education and/or Experience

  • High school or GED required
  • Bachelor's Degree in Business or related field (preferred)
  • Minimum 2 years of administrative experience in Property Management, or equivalent combination of education and experience
  • Previous experience using property management software
  • Must be able to travel via own vehicle within Los Angeles County as needed (moderate amount of travel anticipated)
  • Local residence in the greater Los Angeles area required
  • Must possess a valid driver's license, an insurable driving record and access to their own motor vehicle
  • Experience working with Appfolio preferred, but not required
  • Availability to work a flexible schedule based on business needs
  • CA DRE Real Estate License preferred

Skills/Specialized Knowledge
