Position Summary


The Assistant Project Supervisor works to ensure high density residential and mixed-use projects are completed safely, on time, within budget and in compliance with approved project documents, jurisdictional and applicable code requirements. The Assistant Project Supervisory helps manage all aspects of the project including procurement, planning, scheduling, cost control, scoping, general supervision and labor relations under the direction of the Project Manager.


The Assistant Project Supervisor must have experience within the construction management and multifamily industry.


Must be available evenings, nights and weekends for staffing needs, emergencies, board meetings, and networking events.

Requirements:

Assist in leading the project team; takes initiative in managing information, establishing expectations and maintaining quality and cost effectiveness in the overall project

  • Field & Subcontractor Support: Manage all project related procurement, assist with job site progress, coordinate subcontractors, deliveries and help resolve on-site issues.
  • Project Coordination: Support active projects from pre-construction to close-out, ensuring alignment with timelines and budgets.
  • Arrange for and oversee activities of all project representatives, not limited to vendors, contractors, trash collectors, major repair contractors, utility service repairs.
  • Oversee the design and construction phases of projects funded by both operating and capital funds; assign and directs the design and construction activities that may change from project to project
  • Visits and inspects properties in portfolio on a monthly basis, ensuring smooth operation, constantly identifying areas of improvement to achieve and exceed the objectives of each community. Physically inspect vacant units.
  • Study and evaluate ways to improve quality, increase revenue, efficiency and economy of services and facilities.
  • Communicates frequently with Project Manager and Exec. VP of Construction to keep them informed of issues including project status, capital improvement, budget concerns, and potential issues.
  • Provide décor, materials, scope, contractor and cost options to Senior management.
  • Replies to a variety of correspondence from contractors, consulting engineers and architects, and others regarding the interpretation of specifications, policy determination, approval of materials, equipment, and workmanship standards
  • Attend project, internal, vendor, company meetings as required
  • Oversee and direct contractors to ensure proper scope of work is being completed.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable laws.
  • Works in conjunction with Project Manager and Executive VP of Construction to develop schedule and budgets of renovations and major projects.
  • Inspects and helps coordinate all renovation efforts with Project management team to ensure goal turnaround schedule.
  • Hold vendors accountable for deadlines, quality and structure of contracted work.
  • Effectively manage Project Management team to reach required budgets and timelines.
  • Performs other duties and assists with special projects as needed or requested.
