The Opportunity

The VP of LD is a key role intended to drive the feasibility, permitting, & development process. After the acquisition team contracts for a new deal, the VP will manage the forward planning process to initiate and complete all necessary due diligence and helps prepares Land Packages for the purposes of securing all corporate approvals, entitles all communities post Land Committee approval, and successfully steers new communities through the kickoff and new community opening process 

Key Responsibilities
  • Lead land acquisition due diligence, including consultant oversight, feasibility analysis, development budgeting, project scheduling, and risk assessment.
  • Evaluate environmental, entitlement, engineering, regulatory, and political risks associated with prospective developments.
  • Manage engineering, planning, and other consultant teams through entitlement, design, permitting, and forward-planning activities.
  • Direct entitlement efforts, including zoning, land use approvals, annexations, development agreements, and preliminary/final plat approvals.
  • Build and maintain relationships with municipal agencies, elected officials, and regulatory stakeholders to secure project approvals.
  • Coordinate cross-functional efforts with Land Development, Legal, Construction, and other internal teams to advance community planning and development.
  • Oversee bidding, contract administration, budget tracking, change order reviews, and cost control throughout the development process.
  • Monitor development schedules, project milestones, and financial performance to ensure successful community delivery.
  • Lead community handoff and kick-off activities, ensuring seamless transition from acquisition and entitlement through development and grand opening.
  • Oversee tract acceptance, municipal inspections, punch-list resolution, and bond exoneration activities to achieve project closeout. 
What You Bring
  • Bachelor's degree required; Engineering degree and Master's degree preferred.

  • Professional Engineer (PE) license required.

  • 6-8 years of land development experience required.

  • Expertise in environmental planning, master planning, platting, and land development processes.

  • Strong analytical, organizational, communication, market analysis, and financial analysis skills.

  • Demonstrated leadership, management, interpersonal, and presentation abilities.

  • Ability to complete all physical requirements of the role with or without reasonable accommodation.

  • Ability to sit or stand for extended periods, move throughout work locations, walk up and down stairs, and observe details at close range.

  • Ability to effectively communicate information so others can understand.

  • Ability to travel and drive as needed.

  • Ability to transport and move up to 20 lbs. as required.

  • Ability to work periodically in outdoor weather conditions.

  • Full time position with an expectation that many networking events occur after typical business hours and key job responsibilities occur in the field on a regular basis.

  • Valid driver's license with the ability to (a) travel throughout an assigned geographic area and (b) host land tours to both prospective partners and division/corporate leadership.

  • Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).   

  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
