Vitality Living is currently hiring for an experienced Sales/Leasing Director with a proven record of success - responsibilities include lead management, CRM utilization, occupancy and leasing analysis, event participation, outreach activities, resident retention initiatives, and collaboration with resident experience teams to enhance engagement and strengthen community culture. The Leasing Director upholds Vitality Living's mission, values, and service standards while delivering exceptional experiences to residents, prospects, families, and guests. This position plays a critical role in achieving occupancy, revenue, and resident satisfaction goals while supporting a vibrant and welcoming community environment.

As Sales/Leasing Director, you will:

  • Achieve and exceed occupancy, leasing, revenue, and resident retention goals for the community.
  • Manage the leasing process from initial inquiry through signed lease, move-in, and renewal while ensuring a seamless customer experience.
  • Conduct personalized tours and create compelling customer experiences that help prospective residents envision themselves living within the community.
  • Maintain consistent follow-up with prospects and residents utilizing agreed-upon next steps, communication plans, and relationship-building strategies.
  • Process applications, coordinate lease execution, and facilitate move-in preparation activities.
  • Monitor and improve lead conversion, leasing effectiveness, occupancy, and resident retention metrics.
  • Support pricing, promotional, and occupancy strategies established by community and regional leadership.
  • Maintain accurate occupancy forecasts, leasing reports, pipeline management activities, and CRM documentation.
  • Build meaningful relationships with residents throughout their residency and proactively support resident satisfaction and retention efforts.
  • Conduct lease renewal conversations and execute retention strategies that support occupancy stability and long-term resident engagement.
  • Support resident onboarding and welcome experiences to ensure a successful transition into community living.
  • Collaborate with resident experience and community leadership teams to support events, programs, and engagement opportunities that strengthen community culture and resident satisfaction.
  • Participate in community events, open houses, educational programs, networking opportunities, and outreach activities that support leasing success and community visibility.
  • Promote the community's unique culture, amenities, services, and lifestyle offerings through every prospect and resident interaction.
  • Serve as a visible and engaged presence within the community, building relationships with residents, families, guests, and referral sources.
  • Ensure leasing offices, model residences, amenity spaces, common areas, and tour routes consistently reflect company standards and create exceptional first impressions.
  • Partner with operations, maintenance, and housekeeping teams to ensure move-in readiness and community presentation standards are maintained.
  • Build relationships with local businesses, employers, real estate professionals, downsizing specialists, senior service providers, and community organizations to generate qualified traffic and referral opportunities.
  • Maintain awareness of market trends, competitor activity, pricing strategies, occupancy trends, and customer preferences to support community positioning and leasing success.
  • Conduct competitive visits and provide recommendations regarding community positioning, differentiation, and customer experience improvements.
  • Ensure all leasing activities comply with Fair Housing requirements and applicable federal, state, and local regulations.

  • High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
  • 1-3 years minimum of relevant experience in the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Proficiency in word processing, spreadsheet, property management applications, and database management programs in order to document activity and complete required reports and documents.
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
  • Ability to adapt to specific markets and professionals to ensure your sales message is received appropriately.
