Reporting: Position reports to a Vice President of Operations
CWS Portfolio: 104 properties, 30,000+ class A units in North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. CWS expects the portfolio to grow to 150 properties in the next five years.
Employee Responsibility: Approximately 30+ on-site employees report up through this position.
Location: Dependent upon assigned region

What You Will Do
As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties. This includes overseeing the performance of on-site personnel, ensuring the properties are in compliance with all CWS safety practices, implementing operating policies and regulatory requirements, and keeping the properties clean and in working condition.

What Your Day Consists Of
Do a great job operating the properties.
  • Recruit, hire, train, retain, and lead team members within your assigned portfolio.
  • Support, mentor, and train the on-site managers to provide a safe and superior living experience.
  • Drive the growth and development of team members through providing feedback and coaching.
  • Hold team members accountable for their performance.
  • Lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations.

Meet objective budgeted financial goals.
  • Manage the leasing and operations strategies for a portfolio of multi-family apartment communities.
  • Lease the properties at or above market rate, for new and existing residents.
  • Use their knowledge of finance, revenue management, personnel, and project management to ensure the properties meet and exceed specific financial goals.
  • Effectively manage the property's controllable expenses as compared to their budget. Provide timely notification if variances arise, and action planning to mitigate negative variances.

Keep the communities clean, safe, and functional.
  • Conduct regular property inspections to ensure tour path and living conditions are in clean and working order.
  • Review safety inspections and incident reports, and address patterns or other concerns.
  • Ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route as well as stale units.
  • Escalate concerns related to the safety and wellbeing of people or property as appropriate.

Provide exceptional customer service.
  • Resolve resident complaints in a timely, patient, and professional manner.
  • Ensure service requests are completed in a timely and satisfactory manner.
  • Maintain four (4) stars or greater on Google, for each property within the assigned portfolio.
  • Ensure employee engagement is high throughout the assigned portfolio.

Effectively problem solve.
  • Have systems in place that provide indication and warning, which enable proactive addressing of issues before they turn into major problems.
  • When problems arise:
    • Quickly and accurately diagnose the problem.
    • Clearly, concisely, and accurately communicate the essence of the issue at hand.
    • Clearly, concisely, and expertly recommend a remedy or take action on a remedy as appropriate.
    • Follow-up and follow through until all necessary remedies or actions have been completed.
    • Hold yourself and relevant team members accountable to learning from the problem and ensure that similar problems do not occur in the future.

Effectively collaborate with other departments within the Company
  • Establish and maintain credibility and trust with corporate departments in areas related to income, expenses, physical issues, personnel, safety, and security.

Qualifications:
  • Four-year bachelor's degree preferred, graduate experience a plus.
  • 10+ years progressive management experience in the multifamily real estate sector.
  • Knowledge of the multifamily industry's trends, best practices, rules and regulations.
  • Proficiency in Microsoft Office programs (especially Excel) and property management systems such as Yardi or similar software and revenue management systems.
  • Own a valid driver's license and have current automobile insurance.
